PA Winters & Real Estate: Snow Tips for Sellers

snowy poconosI'm sure my readers have all been exposed to the "You Know You're From ______________ When..." email, that circulates around inboxes throughout cyberspace. You can fill in the blank with your home state. The one from Pennsylvania includes:

 

You know you're from Pennsylvania when "they call for snow" and everyone rushes to the store to buy bread and milk...

You know the four seasons: Almost Winter, Winter, Still Winter, and Road Construction...

 

 

Northeast PA (affectionately known as NEPA) is known for long winters (that said, today it was 60 degrees....I digress.) This section of NEPA - Lake Wallenpaupack in the Poconos - is also known for vacation homes. We have a lot of vacant homes on the market.

Usually when you winterize your vacation home you don't have to think about it again until you get it ready for the big Memorial Day summer kick-off...but not when it's on the market. Not only must you be prepared to de-winterize should you accept an offer on your home and the buyer wants a home inspection, but you must be prepared for visitors while it's on the market. Believe it or not, there are buyers out looking during the winter months.

Have Your Driveway Plowed

It is important that buyers and their agents be able to safely access your home.

Granted, Mother Nature took care of your "plowing" for you yesterday and today; warm weather melted all of the snow making it possible once again to reach your summer domicile with potential buyers. However, last week I hadsnow shovel to trudge through nearly a foot of the stuff with my buyers, uphill both ways...just kidding. Only one way was uphill, but it was difficult. One of my buyers has a bad knee.

Hire Someone To Shovel The Walkway & Clear the Steps

Ask a nearby neighbor - a teen perhaps? - to keep an eye on the sidewalk and porch steps after a snowfall. Having your walkway clean is important for the safety of your visitors.

Winter in NEPA is beautiful, but it can also be dangerous. Don't run the risk of someone getting hurt on your property. If you do not want to keep the driveway and sidewalks snow-free, it may be a good idea to withdraw your home from the market until spring.

Listing agents - please remind your sellers to have someone keep their property safe and accessible!

Karen, good advice.  Not something I have to worry about now but I have the memories.   The last house we bought in Colorado faced north, we didn't even think about it until our first winter.  It is a good thing we sold in the spring because if someone drove over our driveway after a snow it immediatly turned to ice.

Here in the Atlanta area, we have one thing in common....   when the weatherman says 'snow' ... everyone rushes to the store to buy bread and milk...  We don't get much here tho.

Marchel - thanks for commenting.  Was the Colorado winter the reason you put your home on the market in the spring?  ha ha...  I guess some parts of Colorado (Colorado Springs?) are fairly mild, while others are snowy all winter long.  Or am I wrong?

Katerina - last week I nearly fell off someone's deck trying to get to the front door.  A huge pile of snow had slipped off the roof and completely covered the walkway - I actually was standing on the slippery snow pile with the deck railing at knee height, and it was a LONG way down to the ground.  I was a little nervous!

Jennifer - yep, had that happen here.  Not only that but I was forced to park on a very narrow public road, fearing that I was going to be hit by the next car coming our way.  Stepping into a deep drainage ditch while hunting for the driveway is a potential hazard when looking for the driveway.  When I was a kid, that was fun.  Now, it's NOT fun, especially when your buyers are at risk of getting hurt.

Nancy - my brother, who lives in Seattle, said the whole city shuts down when there's an inch or more of snow as they don't know what to do.  But they do run to get the bread and milk!  French toast is a great comfort food when you're "snowed in."  Ha!

Thanks for the compliment - I hatched that tag line from someone's typo at my old office.  At first I was annoyed that the person couldn't spell "due diligence" but then I thought - "Hey, I can USE that!"  LOL

Seriously though, good tips Karen.  I have a love/quasi-hate relationship with Pa winters and there are a lot of things to take into consideration to make sure your property is somewhat insulated from this winter wonderland.

You certainly get most of what misses us here in Philly.  I remember 4 years of leaving nice dry roads and hitting the snow and ice once I passed through the Lehigh Tunnel...heading to Scranton for my daughter's basketball games....times that were great, yet I am happy to have over.

Dan- I am always amazed at the difference in climate that is less than three hours away!  We have friends in Lancaster - we left here one morning in Spring, no leaves on the trees, grass still brown and dead from last year, and in Amish Country, everything was green and and buds were growing!  Amazing!  Thanks for stopping by!

Mark - I don't understand the intense need for bread and milk, but I can verify it (my first "real" job was in a supermarket).  Snowstorm a comin?  Expect the milk, bread, and often eggs to be wiped out.  The crazy thing is, we occasionally have a power outage, but I only remember being snowed in for more than a day ONE time, in 1988.  They called it the "Storm of the Century."  It was SO exciting, I used the camcorder to record the snow.  While it was cool and exciting then, there is nothing more boring than watching it snow on VHS, for 40 mintutes  Except I got a shot of my dad walking into the clothes line when he went out to take care of the dogs, so that was funny.  LOL
