We all miss opportunities to capture new business, and it’s a matter of thinking about the future with every new pending sale.  It’s important to get mileage out of every new occurrence in the real estate business.  This is another reason to become familiar with direct mail marketing.  It makes target marketing easy.

Every pending sale creates an automatic reflex with me.  The moment a purchase and sales agreement is signed, a batch of postcards will be mailed to homes of similar value or style.  Sometimes the cards are mailed throughout the same neighborhood but not always.

If a lot of land is pending, I’ll mail to ALL LAND OWNERS in the same town.  The card will say “pending sale on lot #1 Main St.”  It will also state that “we can do this for you, too.”  Call for a Free Market Analysis of your land.

If a ranch style home is a pending sale for us, I will mail a card with the same text as previously stated to all “ranch style” homeowners in the same town and offer a free market analysis to them.  IT WORKS….IT WORKS WELL.

Our last several listings are directly from this type of mailing.  Think about your next deal long before you close on your current deals.  Think about the opportunities that you could be missing by not marketing for future business before your current business closes.  Let other property owners know what you did and offer to do it for them.  Mail your postcards when your current deals are pending and you’ll always have full shelves with fresh inventory.  You’ll be replenishing your inventory as it closes.  This is just another good marketing habit!!!

Ginny....it really does work well.... it's a matter of REMEMBERING TO DO IT....timing is everything in real estate and if you wait until the home closes to notify people that you sold it and you can sell theirs too, you'll have gaps in your business....you'll have voids on your shelf.... fill the gaps.

You are so on top of things Barbara.  For us, direct mail has not been effective/efiicient (and that may be due to our biz being different).  However, I've noticed a few neighborhoods where we seem to be doing particularly well and getting a lot of calls, so I may rethink things and try for a couple of neighborhoods (and I may use in conjunction with signs).  Good food for thougth.

Hi Debbie....if I were in your business, and I had a job in a neighborhood, I'd filter that neighborhood with a mailing that stated "our service has been well received by your neighbors".... "need flooring....give us a call" .... "we bring the store to your door"....
