For a variety of reasons people get upset when I show them what the comps say their home should be listed for at Lake Sinclair.  I get a listing of reasons why it's too low

  • I paid more than that
  • I'm not going to give it away
  • but we have new appliances
  • we just painted
  • our roof is only 3 years old

I don't make the numbers up, I evaluate your property and find the most like homes that sold within the last 6 months and made adjustments for the things that are different.  If your home is manufactured I don't compare it to site built homes.  If you home is on the water I do not compare it to homes that are not on the water.  But I do make adjustments for other things

  • number of bedrooms
  • boathouse
  • carport/garage
  • number of bathrooms and half baths
  • seawalls
  • amount of water frontage
  • view
  • bonus rooms
  • size of property/acreage

Several weeks ago I did a CMA for someone who had their home advertised for more than $75,000. more than I think it should be listed to have a reasonable expectation of having showings, much less actually getting an offer or being sold.  They were not very happy and did not list their home with me stating they were not going to give it away.  Well right now there is plenty of inventory still out there and buyers don't even look at those homes over priced.  And I don't spend money marketing a home that isn't going to even be shown because it's priced too high.  I don't just make these numbers up.  Want to know what your Lake Sinclair property might sell for in today's market?  Call me.  But I'm not going to list it for the 2007 price.

Tammy - Great post on how you value property in Lake Sinclair.  You're also right to point out that buyers are still not looking at over-priced property.  You did the right thing in telling this seller what they needed to hear, not what they wanted to hear.  Excellent post!

I love the predictability of some sellers. Whenever the comps are less than they think...there's something wrong with the data. It's never the market, and it's certainly never the house.

Tammy, How true. Is doesn't matter what they paid or have added into the home, the numbers are what they are. It is so hard for some sellers to take.

No buyer cares what they need to get out of the house..they only care what it is worth at this time compared to other properties selling..no different than the stock market! if you need to sell..you can expect what the going rate is :).
