Sylvan Lake Subdivision is located in south Overland Park.  This is a established community with a wide arange of price points.  Currently there is only 1 active listing.  It is listed for $249,000 and just came on the market yesterday!  There is also only 1 property under contract right now.  It is priced at $254,850 and was on the market for 47 days.  In the past year 8 properties have sold.  The average sales price is $213,619 and the average days on market is 77 days.  To me, this means that this is a sought after community.  When you don't see a lot of movement in a neighborhood that means that people are happy there and do not want to leave!  Sounds great to me!
