Shelton CT Single family home sales for the month of May 2012 remained relatively stable, down only one sale, from the same period last year.

Compared to  May 2011, listing and sales prices INCREASED 3% and 7% respectively. The median was held down 14% by a high concentration of sales in the $200K-$300K range.  Days on the market went DOWN substantially with a 31% decrease.  GREAT News for sellers!!

May sales had a strong showing in the $200K- $300K range, which kept the median down and conversely a few high sales brought the averages up.

Moving forward there are 28 homes under deposit and 56 SALES PENDING, THE HIGHEST NUMBER IN THE LAST YEAR.  Homes that are priced well for their condition are attracting the smart buyers who are taking advantage of the 'real estate sale' and still low interest rates.
