What can I do to make sure my Alameda home appraises?

seller on phone to realtorSeller’s have heard horror stories from their friends about homes not appraising in the current market.  Homes in some areas in Alameda have received multiple offers with bidding wars resulting in higher prices being accepted.  Many times there are no comparables to support the accepted sales price.  A seller and the seller’s agent  must do a bit of work to make sure a home appraises.

Buyers may want a particular home and are willing to make an offer which does not require an appraisal.  Some buyers are able to make an all cash offer. However, if the offer you received for your Alameda home requires an appraisal you and your agent can do a number of things to make sure your home appraises.

Your agent’s first step will be to comb recent sales and pending sales to find those comparables that may help you make your case. Your agent will contact agents representing seller's whose home are now pending to determine if the sales price will help your appraisal. Normally, agents do not disclose sales price until after the sale closed, but the agent may be willing to share some information.

You can help make sure your Alameda homes appraises by providing your agent with all information about any upgrades, improvements that have been made to the house recently.  Some are not visible, such as waterproofing a basement, but may add value to your house.  If your agent is willing it might beneficial if you are present at the appraisal so you can point out the positive things about your property.

You may have taken care to improve your Alameda home’s curb appeal and the appearance and condition of your home before it was offered for sale. That is the reason your home had multiple offer.  Maintain the condition of the home until the sale closes.  Appraisers note appearance and condition when they evaluate a home. All these steps will contribute to making sure your Alameda home appraises.
