GETTING YOUR HOME READY TO SELL: FAQ Part 4 PROPERTY CONDITION

When it comes to selling your house whether in the Manchester NH area or anywhere, the one thing Sellers are demanding these days is Service. Whether selling Owner Occupied homes, a Short Sale, an investment property or through an estate sale you need a professional experienced in that type of sale. Once you LIST YOUR HOME it is time to make sure your property is READY TO SELL. As a Leading Listing Agent here in the New Hampshire area, I strive to make the Selling process a wonderful experience for my clients by working with them through ALL steps of the Selling process. Last week we started this new series with GETTING YOUR HOME READY TO SELL: FAQ Part 1.

The 4th STEP is to MAKE SURE EVERYTHING IS IN WORKING ORDER AND FREE OF DAMAGE. You worked hard to get the exterior mowed and trimmed. You have cleaned the interior to make your home inviting and welcoming but what will the buyer think of the condition of your home.

a. WALLS: Your walls should be free of holes and marks. Fresh painted walls that are a neutral color are always welcoming. 

b. FLOORING/CARPETING: Your flooring should be secured, no loose carpeting, no tears or pulls. Carpeting should be steam cleaned and vinyl or hardwood floors swept and shined.

c. PLUMBING/FAUCETS/TOILET: Your plumbing should be operational. Your toilet should not run all the time and your faucets should not be dripping. If so, repairs should be done prior to showings.  

d. WINDOWS AND DOORS: All windows and doors should be operational, they should open and close easily. Windows whould not be broken or cracked and should contain screens.

e. FURNACE: Your furnace should be operational. It should have been cleaned/serviced within the last year.

f. TRASH: Remove all trash from your house. Empty the trash cans in the bath or kitchen. Avoid bad odors

g. LITTER BOX OR PET TOYS: Remove litter boxes and put pet toys away. You do not want a bad odor or trip hazzards.


In conclusion the more work your home needs the lower the amount of interested buyers and the lower the sale price you will get. Make your home move in ready to get the highest possible sales price. Selling your home can be a wonderful process. Avoiding agents who do not work with you through each step of the selling process is a good start. Most home owners whose homes do not sell during the first 3 months of the listing term do not sell because of price or a lack of attention from your agent. By having a Local agent who works full time, offers full service and knows yoru market, you can get the advanatge of being properly priced, properly marketed and with me, in most cases sold quickly and the best obtainable price.

Good morning Scott -

Indeed so many home owners don't MAKE SURE EVERYTHING IS IN WORKING ORDER AND FREE OF DAMAGE before listing their home.  I always tell my home sellers that you're going to have to fix X, Y and Z when the inspector finds it anyway so why not go ahead and save a headache later on down the real estate road.

Hi Scott - Another excellent FAQ post. For condition items, we have found that buyers always overstimate the probable costs of repair when thinking about how much to offer on the home. Any work that can be done ahead of time to remove those issues will more than pay for themselves.

Scott- I so agree.  Get it fixed, cleaned or removed!  Buyers will, as Dick said, always overestimate.  And many don't want to deal with it.

Removing litter boxes all together can be bad news.  Best to scoop them on a daily basis.  Don't want kitty getting upset and going somewhere that leaves a more permanent smell.

Well said Dick, I have heard buyers quote some wild number swhen trying to figure out the cost to repair something. if it is already done, then that problem is solved

Chris Ann i think you make a great point for those dreaded litter boxes, being clean is a must and may be better than removing if the cats are still home during showings
