It is a NEW YEAR!! With a new year comes new focus, new opportunities, new relationships, new inventory of homes and new buyers! 2007 was a challenging year for real estate but some good things came out of it too. Although sellers loved the prices they were getting for their homes those prices were spinning out of control. Can you imagine what our children would be paying for a condo let alone a home if prices continued to soar like they were? Income increases were not even coming close to the home sale increases. More and more people would be putting their financial stability in jeopardy just to be able to buy a home. The challenges in 2007 also weeded out those "fly by night" mortgage lenders and real estate agents that got into the field because they thought is was "quick, easy money" with no regards to the well being of the client.

Real estate is all local. Every market is very different. Don't base you opinions of the real estate market from the national news reports. Although the numbers are down from years past, the Carol Stream real estate market saw some encouraging increases in activity in the last 2 months of 2007 and that activity continues to climb.

This is really the best opportunity market in the last several years. Interest rates are still at all time lows, home prices are still affordable and there are a lot of homes to choose from. There is still no better or safer investment than the investment in real estate. This really is a great time to sell, buy or invest.

Sellers and REALTORS both have to work at selling a home. Sellers need to address any issues their home may present. If your REALTOR suggests that you paint a room or clean/replace carpeting or remove furniture to make a room look less cluttered, it really is in the sellers best interest to take care of those items. Gone are the days of saying...."take it or leave it."

Make sure you hire a REALTOR that has an aggressive marketing plan and uses innovated technology when marketing your home. Now more than ever, it takes more to selling a home than putting a sign in the ground and putting it in the MLS (Multiple Listing Service).
