North Kingstown RI Market Report- Rhode Island Real Estate.  This is a recap of North Kingstown real estate's market for homes on the market, sold and pending in May 2012.  North Kingstown single family home sales for May 2012 were as follows:

23 North Kingstown homes sold

   5 homes sold over $400,000

   5 homes sold for between $300,000-$400,000

      13 homes sold for under $300,000

North Kingstown Rhode Island real estate is selling with the details as follows:

Average Home Sale Price in May 2012 was $274,225,  homes sold for 93% of  average list price and were onthe real estate market for 104 days on average.  This is an increase over April in average sales price, average list price and days on market.  An actually home sales volume are up by 53% in May over April 2012.

There were 214 North Kingstown homes for sale in May 2012 which was a 14 % increase in home inventory over April.

Yet, if you look at the sales numbers above it is interesting how strong the North Kingstown real estate market is here for homes under $300,000.  Even in May the under $300,000 dollar market of sold homes has been very consistent as compared to past months.  Also, because the weather was so warm in May 2012 there were more sales than past years.

There were 2 North Kingstown short sales sold in May 2012.

North Kingstown RI has a strong supply of homes on the market still and the waterfront North Kingstown homes for sale for over $1 million are not selling right now.     Additionally, there are 12 North Kingstown luxury homes for sale over $1 million.

There are 34 pending homes sales at present which is a 13% decrease from April.   It is still a great time to buy Rhode Island real estate while mortgage rates remain historically low and inventory remains high…Continues to be a Buyers Market with 12 months of inventory to sell.

How many of those homes sold were your homes?

I like the fact they are selling but would like to see the selling price up there around 95-99%.

Hard to see they are selling at a lower asking price. Buyers are being stubborn.
