arvada homes denver boulder real estateSellers often wonder if a certain space can be counted as a bedroom when selling a home between Denver and Boulder.

That space may be a loft (all you have to do is add walls!); a tiny area you couldn't fit a twin bed into (but it has a heat vent and this cubby hole counts as a closet!), a room with walls, a closet, heat vent, and window but no flooring; etc.

Well, I found out something today.  According to our MLS rules, you CAN count all these spaces as a bedroom if you just disclose their deficiencies.

Yes, I learned that a Metrolist listing that says there are 4 bedrooms, but in the broker's remarks (which are hidden from the public view) it is clarified that really there are two bedrooms and a loft upstairs and a non-conforming bedroom in the basement is OK.

I will admit right now, I have told clients they couldn't count a bedroom unless they installed flooring, and they couldn't count a 4' x 8' room as a bedroom.  And I would never call a loft a bedroom.

I just don't believe in tricking buyers into viewing a home for sale.  Because once they arrive they'll figure out real quick that they've been duped, and then they're not going to want to deal with us.

Interesting that your MLS would allow that. If you can't get a C of O for the space to be counted as a bedroom why advertise it that way. Here in New York three things have to happen.. door, closet and window with egress ( enough for a fireman to get through in full gear) is what is required. It would also have to be counted in with the septic design in place. We can only count in our MLS what actually is, but we can indicate that something could be converted. I would not want to  advertise something that can't happen.

Same here.  Regardless of the rules, I don't want to advertise something that isn't true.  But, I do want my clients to be on an even playing field with all the other agents whose listing has the same number of bedrooms, but who are advertising it with more. I guess I'll just be sure to disclose if I ever get close to playing this game.
