How to Find a really, Really, REALLY good agent anywhere in the USA!

When I need to find a good Realtor in a new area that I don't work in, I start by...

1. Looking on Active Rain , not for a Realtor but for a Stager. It's very easy for a mediocre real estate agent to have a fabulous website.  All they need is cash and a talented web designer. I have found that stagers' websites are much more indicative of their actual abilities. 

2. After looking at the staging websites, I pick the 2 or 3 Stagers whose work looks particularily good. I then call each one and ask them to recommend the best agent in their area for the type of property involved. For example ,are you selling a condo, a starter home or maybe a luxury property?

3. After that, I interview each agent by phone and ask them to e-mail their last 3 listings to me as well as contact info for a client they have worked with recently who would be willing to tell me about the experience. After checking this out I have a pretty good idea if they walk the walk.

4. What you're going to be looking for on their listings is market time, the quality of their online pictures (Do they use a professional photographer?) and text (Is it compelling or just the same old same old?). The question you want to ask yourself is; If I was searching for a home online, whose listing would catch my attention?

5. How an agent presents your home to the public is crucial. I look for agents who work with stagers or who have the ability to stage their own listings; however, check out their before and after pictures. Many agents claim to provide staging just because they've taken a 2 day class on the subject.

Last but not least, when you find someone who's really good (and if you do all of this you will) listen to them. Good luck.

Hi, Susan!  I always love your posts.  I DO NOT ever proclaim to know anything about staging other than to say after it is done by a professional - "Wow, that looks great!"  I am desperately seeking a stager in the Raleigh area that I can form a relationship with.  I sent an email last night via Active Rain to one in the area, lo and behold, it bounced back that it was not good anymore.  How frustrating.  Tomorrow I will start scouting them out again.  I hate it though because it is like trying to find a doctor with nobody's opinion so you just close your eyes and click on the next one!  I look forward to your next post!

I, too, am a great admirer or your posts and this is an exceptionally good one full of advice!  While Staging is my game, I am a referral agent, and stupid me, it never, ever occurred to me to do this.  I will for now on!  And what a great compliment to stagers!

Susan great post.  I am honored too to be nominated with you in this category.  We are all winners and staging has taken us there.  Do you stage with a team?  I would guess you are so busy selling that you do, but just curious?  Good information here.

Well...I only want to disagree on one item....that it's easy for a mediocre agent to have a good site.  An agent can easily buy and off-the-shelf site, but I'm not sure that such a site is "good" any more.  Content is king, and agents that don't invest the time to create good content (like the content of their blogs), will find that consumers know the difference.  Reason: The consumers will check out 10 sites first, then call an agent.  If the site looks just like the next, the consumer knows that the agent has nothing special to offer via their web site.   And, yes, I agree, the stager's site is probably even more important for showing the visual nature of their work.

John: You are right that things are changing but if somebody is just skimming a site it can look good from the surface.  In fact there's whole new industry evolving to serve people who can't or don't want to write their own blogs. From a galloping horse style can often pass for substance. That being said, stagers often have an insight that others may lack when it comes to evaluating agents. Thanks for your very astute comment.
