Efficiency --Energy efficiency is based on heating, cooling, and hot water energy use achieved through a combination of tightly sealed building envelopes, high performance windows, controlled air infiltration, heating and air conditioning systems, tight duct systems, and water-heating equipment--  Look for:

     florescent bulbs

It is a heartwarming thought to reallize it is possible in 2007 to build homes for ourselves that will serve our families today and also be here for our children and grandchildren. One of the issues discussed at he Eco-agents meeting was that many of these features you mentioned are never listed on the MLS except if a listing agent remembers to put them in comments. Also the Healthy Built Home Rating scale is rarely used by listing agents. The scale goes from merely being certified to bronze, silver, and gold ratings. And there is a big difference between being certified and being a gold home!

PS.. We do have Energy Star and WNC Healthy Built Homes now added to our MLS, but wouldn't it be great if we could request the addition of bronze, silver, and gold ratings, radiant floor heat and so forth?

janeAnne. It is a retrofit. Now we are working on weatherstripping, too. With rising prices for home heating, we are also considering the possibility of bio fuel. Do you have any information on this ?

Thanks for the heads-up, Bill. I will look that place up the next time I am in the area. I wonder if an oil burning furnace can be converted to bio-fuel?

Yes, you can convert an oil burning furnace to bio-fuel, although I think right now they are just doing blends. But using the vegetable oils for fuel is picking up steam in the Asheville area. There are many signs on lawns in West Asheville indicating that they are using Blue Ridge Bio Fuels. There are even three gas stations selling this fuel to be used in cars with diesel engines.

Bill.. Good to know about oil-burning furnaces and conversion. I wonder if this will attract more investors/buyers to older homes?

Hi Janeanne:

I do think an oil furnace in a home will become a more desirable source as time goes by as the bio fuel technology becomes more mainstream. Just hope the price of vegetable oils does not go up in the grocery stores!
