GETTING YOUR HOME READY TO SELL: FAQ Part 5 "Time for a Showing"

When it comes to selling your house whether in the Manchester NH area or anywhere, the one thing Sellers are demanding these days is Service. Whether selling Owner Occupied homes, a Short Sale, an investment property or through an estate sale you need a professional experienced in that type of sale. Once you LIST YOUR HOME it is time to make sure your property is READY TO SELL. As a Leading Listing Agent here in the New Hampshire area, I strive to make the Selling process a wonderful experience for my clients by working with them through ALL steps of the Selling process.

The 5th STEP is A SHOWING IS SCHEDULED - WHAT DO I DO? You will work extra hard to choose the right agent and set the asking price. You will work hard to get the exterior mowed and trimmed. You have cleaned the interior to make your home inviting and welcoming and now have everything in working order looking like new. The next step is Showing the home.

a. SHOWING TIMES: Most agents will try to give you 24 hour notice but sometimes they are not able to. When a buyer wants to see your home, allow them to see it. If you say no, they will be seeing your neighbors house and may never come back to see yours.

b. GET OUT: The seller should not be present during the showing. Gather up the family and pets and go for a walk or a ride. Let your agent have the time to show the buyer the house at their pace. A seller being present at a showing often is intimidating for the buyer and can rush them through your house.

c. YOU GET A KNOCK AT THE DOOR: One common problem is when a buyer and some buyer brokers see a for sale sign or ad with your address, they will stop and ask to come in. NEVER let anyone in your house without an appointment made through your agent. Simply give them your agents card.

d. KEEPING THE HOUSE READY TO SHOW: Some sellers complain about having to keep the home clean and always ready to show. There are different levels of clean. Beds made, no dishes on the kitch sink, no pans with food on them on the counter and dirty laundry in the hamper are the basic musts. Spotless is not required in all cases. 

e. BE READY FOR SHORT NOTICE: As noted agents try to give you 24 hour notice, but sometimes a buyer is in town, picks up a paper, sees your home for sale and wants to see it while they are in town which could be just for today. By not letting them in, you may lose a potential buyer. 

In conclusion your average family looking at a family home will not mind if they see kids toys.  As a Listing agent I like taking the time to go over all these sceraios with my home sellers. It is important for the seller to work with the agent during the home sale process and not against them. Selling your home can be a wonderful process. Avoiding agents who do not work with you through each step of the selling process is a good start. Most home owners whose homes do not sell during the first 3 months of the listing term do not sell because of price or a lack of attention from your agent. By having a Local agent who works full time, offers full service and knows yoru market, you can get the advanatge of being properly priced, properly marketed and with me, in most cases sold quickly and the best obtainable price.

We continue to have a problem with the GET OUT Scott, it is difficult to get some sellers to understand that. They think they need to be there to answer questions.  WRONG!
