Sometimes The Truth Hurts.... But It Needs To Be Shared!!

Do we write to make our readers enjoy the message or do we write to relay the truth?  Not everything is on a positive note in the real estate business.  We need to tell the story as it is and not as someone might want it to be.

Builders are a sensitive breed.  They tend to embellish to make themselves appear successful to others, even in tough times.  Some could be hanging by their fingernails but they relay that the market is doing well, in order to “save face.”

It’s important for the public to know the truth about the present market conditions.  If they are improving, shout it out; if they are leveling off, that needs to be stated; and if the market is still tanking, the buyers in your area need to know that.  The truth needs to be stated. 

People are not oblivious to the current market conditions.  All areas are different, and real estate is local.  Whatever type of market you are dealing with at this time in your area, make it known.  There will be a deal waiting.  It may not be a transaction in favor of the seller in your marketplace, but the buyers will appreciate it!!

The best way  to lose credibility is to be caught in a lie. "The market is great, we are selling six homes in this subdivision each week", when in fact nothing has moved in a month goes beyond puffing.

Barbara, this is so true.  I work with someone who says things are always "great".  The problem is that makes them look fake because as we all know, everything cannot always be great...  It brings your credibility into focus.

Everyone has a duty to relay their local Real Estate knowledge of the market.  If it ain't hot for sellers, then sellers need to price accordingly...if it's not hot for buyers they need to offer accordingly :)!  Either way, being honest is the best bet IMO.

I cannot tell you how many clients I have had call me because they appreciated the fact that my marketing reports include a comment stating that "now may not be the best time to sell."  As a result, I have 2 new listings coming to market over the next month, and 4 others likely to make a move in the next 6 months.  If we want to be seen as professionals, we need to act like professionals!

There's really no benefit, and in fact great harm, when you blow sunshine at someone. It's unethical to misrepresent the market in such a manner. Either way, you lose the respect and trust of your clients.

Consumers are savvy and they always find out the truth.  Some developers say things are always great yet they have empty lots that have been sitting there for years with no indication of new houses to be built.  Thanks for keeping them honest Barbara.
