Summertime is here, and the buyers are out in droves!  If you have been contemplating placing your Northlake Forest home on the market, now is a great time! 

So, how are things selling in Northlake Forest lately?  TEN homes have sold during the period of January 1, 2012 through May 31, 2012.  The average number of days on the market was 72.  Average sales price per sq. ft. = $70.13, and the average adjusted price/sq. ft. was $69.48. 

What is the average ADJUSTED price/sq. ft.?  It is the price/sq. ft. sold minus any seller's contribution to the buyer's closing costs.  In the contract, the buyers may (and often do) ask for a seller to contribute money to their closing costs.  So, while the agreed upon sales price may be $275,000, the buyers may ask for a contribution of $6000 towards their closing costs, thus reducing the "real" price to $269,000.  Seven of the ten transactions in Northlake Forest involved a seller's contribution to buyers' closing costs.  The sellers contributed anywhere from $500 up to a little over $5000.

Highest price/sq. ft. SOLD was $88.25 for a lovely 4/3/3 home with a saltwater pool, while the lowest price/sq. ft was $55.72 for a 5/3/2  foreclosure home on Spanish River.  Price per sq. ft. will vary greatly depending on the location of the home, condition, recent upgrades, and age.
