Some sellers wonder if lockboxes are necessary, if they work and whether they provide security. The answer is a resounding yes to all of those questions. Moreover, without a lockbox, buyers might never see your home. Especially in buyer's markets, when inventory is high, you want to provide the easiest and most convenient way for buyers to see your home.

The biggest stumbling block some agents face is figuring out where to find the lockbox. Is it on the gate, behind a bush on the gas meter or on the garage? Smart listing agents include comments in the agent section in MLS that tell agents where to find the lockbox.

It's the biggest hide and seek game in real estate. It absolutely shows that an agent is considerate to tell the buyer agent just where to find it. And then there are the lock boxes located near the rocks and the ground and upside down!!! That's fun too. :-)

I still have sellers tell me they don't want a lockbox on their home. Crazy isn't it. I won't take the listing unless they agree to use a lockbox.

With E-Boxes, it is much easy to ascertain and verify who have accessed the property simply by generating reports. They do provide an added feeling of security.

Good point - and on my listings - if the lock-box is somewhere other than the front door, I put that info in the listing. I actually had an agent call me the other day - he was at my listing and he said there was no lock-box.

My exact words - "Turn left and look down - it is at your feet attached to the iron rail."

Yes, the great lockbox hunt! Up here in the Northwest, it's always fun tromping through the rain trying to find it behind the bushes on the hose bib or some equally obscure place. I do understand why some homeowners are worried the box will scuff the door or door jamb, so one of the nicest solutions I've seen up here is where a small 4x4 post is placed right next to the walk w/ a circle hook for the keybox to be attached to. It's classy and easy to access.....which I appreciate because  when I have stick my butt in the air to access a keybox, it's not a pleasant site ;-)

Elizabeth: Remember those hideous old skeleton-type key lock boxes?  I've fought with more of those stubborn assthings than I care to even think about. Colleen: I was just thinking of the times I've had my derriere up in the air trying to get access to the key tray because some agent stuck the lock box on a spigot or the bottom of the fence (still haven't figured that one out).  Now, imagine doing it at -25 in 4+' of snow.  Yuck.
