Home sales activity in Sun City Aliante, a community in North Las Vegas, NV rebounded nicely in the 4th quarter of 2007. Fifteen homes closed in the period, up from only seven in the 3rd quarter. The rally pushed the yearly total to 62 homes sold, an increase of 17% over the 53 homes sold in 2006.
Existing resale inventory of 50 homes (plus 3 with accepted offers) represents a slight buyer's market, with about a nine-month supply of inventory. Sun City Aliante is an age-restricted community; homes must have one occupant who is at least 55, and no residents under age 19 may permanently live there.
