This is the Windsor CO June 2012 Real Estate Market Report:
May property sales were 55, up 25.0% from 44 in May of 2011 and 1.9% higher than the 54 sales last month. May 2012 sales were at their highest level compared to May of 2011 and 2010. May year-to-date sales of 230 are running 23.0% ahead of last year's year-to-date sales of 187.
The Median Sales Price in May was $265,000, up 15.1% from $230,250 in May of 2011 and up 2.5% from $258,500 last month. The Average Sales Price in May was $308,834, up 12.0% from $275,848 in May of 2011 and up 8.4% from $284,854 last month. The May 2012 Average Sales Price was at highest level compared to May of 2011 and 2010.
The Total Inventory of Properties available for sale as of May was 323, up 21.0% from 267 last month and up 6.3% from 304 in May of last year. May 2012 Inventory was at highest level compared to May of 2011 and 2010. The Average Days On Market for May was 84, up 25.4% from 67 days last month and down -8.7% from 92 days in May of last year. The May 2012 Average Days On Market was at its lowest level compared with May of 2011 and 2010.
May was a good month for the Windsor CO real estate market, with sales activity, price data and inventory all showing gains of both previous months and years - a sign that a gradual recovery in the market may at last have begun. This is an excellent time for ready homebuyers to consider making a move, with great opportunities still available for finding attractively-priced homes and low interest rates.
