FAQ # 5 - Should I Buy a New Construction Home?
It all depends on individual buyer’s personal criteria and preference. Real Estate agents are often asked the question about buying a pre-owned home vs a new construction home. Naturally, there are good reasons for buying either one. So let’s examine some of them.

New Constuction HomesFirst, a new construction home gives the buyer the right to choose floor plans, front elevations, lot selections, color choices, appliance selections, choice of kitchen cabinets, and counter tops, and upgrades that include type of flooring, light fixtures, and even outside decks or patios. Most new construction homes will even put the grass and sod in the front yards, and may even place a couple of small trees or plants in the yard too. But, the best thing about buying a new construction home is all the incentives that are normally offered. These incentives can be monetary amounts that may be applied to the buyer’s closing costs, or applied to reduce the sales price. Some incentives may be include adding that refrigerator, washer, dryer, garage door openers, or even a few ceiling fans.

Some of the negatives with new construction homes are not being able to modify or make changes to the builder’s floor plans, not having mature yards or trees, not knowing how the subdivision will turn out after all the homes are completed. Plus, many of these new construction homes will have a Homeowners Association which is mandatory. Therefore, the potential buyers will need to make that final decision based upon their personal preferences.

Hi Kate. With all the Green building and Green Certification, many buyers want to save on their utility bills, and it just makes great since to buy New at that point. You have given some excellent reasons why buyers need to consider buying new construction homes.

Hi Richie, New Home is the way for many to go these days. I personally like all those incentives my buyers normally get when they decide to buy New Construction Homes.

Hi Brenda. I have met a few buyers, who don't cherish the idea of having to start that new lawn. That can be a lot of work for many. It is sometimes better to look for those mature lawns that have some nice mature trees.

There certainly are pros and cons to both a new home and an existing home.. Also, on an older home, one must take a look at the upgrades and the age of the major systems.  Congratulations on the feature.

Yes, Pamela. That is something for many buyers to consider alright. There are no guarantees that the builder will finish the neighborhood. In fact, I have seen a few pull out and sell those remaining lots to other builders. Quality of Construction is a big concern for many too.

Thanks, Al. Are you still on vacation on the West Coast? Looking forward to seeing some post for that trip to California.

Yes, Christine. It seems that things is this industry always have a few pros and cons. We can only assist our clients by giving them some good information about New vs Pre-Owned. The final decisions will rest with them.

WOW! Evelyn. Texas has so much land and open spaces that I can image that New Construction Homes will be going on for quite some time here.

Hi Charles, I am not sure about those toe nails in the carpet. But, many do love the smell of New carpet.

Hi Erica. I have known a few of my clients, who were absolutely thrilled to be able to make their own selections for flooring, cabinets, paint, light fixtures, and many other upgrades. Nothing can compare to being involved from the dirt sale to the finished home.

Hi Aklile, I too love to see the builders, who offer those nice bonuses. Just about every major builder in my area will have great incentives, and bonuses too.

Hi Joan, I have noticed that my buyers expect the older established homes to have all the modern upgrades. No more wall paper, or dark wood panels. No more boxed looking rooms. Everyone wants that very Open Look today. Most would rather buy New than Pre-Owned, unless of course it's a historical home. There is something about a Historical home that makes it stand out among the crowd. I just recently sold and close one last week. It was exactly what the buyer wanted.

Jerry, I work with a lot of 50+ age buyers. They are looking to buy what they think will be their final home. It's difficult to find a home that is only a year or two old on the market. That's why the majority prefer to buy new construction. They get exactly what they want in their home.

Yes, Tammy, I would image that age group would be looking for certain features that only a new home could provide. Many of our 55+ or Active Adult communities have all the up to date and modern amenities and conveniences too. It's no wonder that they would want a New Construction Home.

I do a lot of inspections on new construction and would highly suggest that NOBODY buy new construction without an independent, professional home inspection!

Hi Jay, That is some good advice for New Home Construction Buyers. Builders do make mistakes, and it's better to catch them up front before closing. Have a Wonderful Week!

Hi Jerry, thanks for the advice on new homes, there may be some advantages, but I much prefer an older home with character and no homeowners assn.

Jerry~ New construction or resale?  That's a challenging question.  There are definitely pros and cons to each.  Bottom line...it's a personal decision.

Hi Bob, I have had many buyers who prefer the older and historical homes. These don't normally have an HOA in those neighborhoods.

Yes, Donna. Agents can only present the facts and all the information, but it's up to our buyers to make those final decisions.
