Hi Kate. With all the Green building and Green Certification, many buyers want to save on their utility bills, and it just makes great since to buy New at that point. You have given some excellent reasons why buyers need to consider buying new construction homes.
Hi Richie, New Home is the way for many to go these days. I personally like all those incentives my buyers normally get when they decide to buy New Construction Homes.
Hi Brenda. I have met a few buyers, who don't cherish the idea of having to start that new lawn. That can be a lot of work for many. It is sometimes better to look for those mature lawns that have some nice mature trees.

There certainly are pros and cons to both a new home and an existing home.. Also, on an older home, one must take a look at the upgrades and the age of the major systems. Congratulations on the feature.
Yes, Pamela. That is something for many buyers to consider alright. There are no guarantees that the builder will finish the neighborhood. In fact, I have seen a few pull out and sell those remaining lots to other builders. Quality of Construction is a big concern for many too.

Hi Erica. I have known a few of my clients, who were absolutely thrilled to be able to make their own selections for flooring, cabinets, paint, light fixtures, and many other upgrades. Nothing can compare to being involved from the dirt sale to the finished home.
Hi Aklile, I too love to see the builders, who offer those nice bonuses. Just about every major builder in my area will have great incentives, and bonuses too.

Hi Joan, I have noticed that my buyers expect the older established homes to have all the modern upgrades. No more wall paper, or dark wood panels. No more boxed looking rooms. Everyone wants that very Open Look today. Most would rather buy New than Pre-Owned, unless of course it's a historical home. There is something about a Historical home that makes it stand out among the crowd. I just recently sold and close one last week. It was exactly what the buyer wanted.
Jerry, I work with a lot of 50+ age buyers. They are looking to buy what they think will be their final home. It's difficult to find a home that is only a year or two old on the market. That's why the majority prefer to buy new construction. They get exactly what they want in their home.
Yes, Tammy, I would image that age group would be looking for certain features that only a new home could provide. Many of our 55+ or Active Adult communities have all the up to date and modern amenities and conveniences too. It's no wonder that they would want a New Construction Home.
I do a lot of inspections on new construction and would highly suggest that NOBODY buy new construction without an independent, professional home inspection!

Jerry~ New construction or resale? That's a challenging question. There are definitely pros and cons to each. Bottom line...it's a personal decision.
Hi Bob, I have had many buyers who prefer the older and historical homes. These don't normally have an HOA in those neighborhoods.
