I advise Atlanta buyers not to think in terms of looking at a lot of Atlanta homes but think of finding the home that meets your requirements and preferences. Requirements are your ‘must have’ items, and preferences are desired but optional items.
When we meet to discuss a buyer’s requirements and preferences in a new home, my job is to absorb that information and find the property that I believe will make the Atlanta buyer happy. I am often able to find the property, and it is the first one we see. What this means is that the buyer and I have had a thorough conversation about his or her preferences and requirements and I have seen their vision.
Some buyers think that seeing several properties is necessary before they can make a good decision. For buyers who have trouble with decision making, this path can be disastrous. My experience has been that this buyer often looks at fifty plus properties and just cannot commit to one of them. The buyer is frustrated because they don’t find the ‘perfect’ property, and the agent is frustrated because he or she has not achieved his goal of getting his buyer clients into an acceptable property.
So Atlanta buyers don’t be afraid to make an offer on the first property you see. If you like it, you owe it to yourself to go for it and put this part of the process to rest. You will have plenty to concern you once we get under contract.
