I’m frequently asked this question from both sellers and buyers: Do I have to be physically in town for closing? The answer is no. Anymore one or both parties are not physically present at closing.

A seller might already have moved to another city or state and a buyer could be at their old address supervising the move to the new city. We close at Title companies in Texas so they handle many of our client’s closings by arranging a notary in another city or state to meet with the clients. They bring the papers to them, watch them sign, notarize and are responsible for the overnight of documents back to the title company.

Of course this can only happen when lenders complete their part and send documents to the title company in plenty of time. It’s always good to alert the lender up front when papers are needed to be prepared for this process to accommodate a buyer or seller or both!

Sometimes the Title Company arranges for a Power of Attorney for one of the spouses to sign for both parties. There are always ways to arrange for the proper signing for closing. It’s all about communicating the needs of buyers and sellers. It’s part of our job to work out the details for clients with the lender and the Title Company. We are like a triangle working in concert to produce a smooth transaction.
