Karen....the brokers are never to be found.... the managers are scarce too.... they leave everything up to their legal dept.... imaging their E and O insurance premium?????
I agree Barbara that a training and mentoring program should be a must. Unfortunately it's all about the all mighty dollar and many brokerages will just suck up the money and then watch them quit.
Brenda.... yes, that's true and that's one reason there are so many agents that drop the ball and make life difficult....

Good Afternoon Barbara, It is a completely awful business model but praticed by many big name firms. It is often the buyers and sellers who fall victim that then seek out agents who are still offering the best in service to help them from the mess they were put in. Have a great Friday

It's a double edged sword Barbara, with better associates searching where the green grass grows. This reminds me of the Wizard of Oz where Dorothy is stranded in Munchkinland and Glinda has just left. Do you remember what she said?

BarbaraT- quality instead of quantity. I've been in office situations where all it took was one person not doing their job to disrupt the whole office.
Kathy.....quality is the most important factor..... and it only takes one person who is not up to par to disrupt an office....
You just described my first office. I left early on recognizing what was what.
Hi Barbara - My first brokerage was a lawsuit waiting to happen. They eventually closed. But this is jus SO common that its downright scary. I suggested this.
Barbara, it went something like this. "Call the Legal Department? Tell them it's involuntary manslaughter."
Hi Barbara. Most companies test the new agents with a mirror. If they fog it up they are hired. Dumb, dumb, dumb.
Barbara, We left our "Corporate" broker and are so glad we did. It was all a numbers game and nothing more!

Ruthmarie.....it's common, scary and the reason there are so many problems in the marketplace completing transactions....

And then there are those offices who don't take any responsibility for the actions of their agents, until it truly is a matter for the courts. I just don't understand what some brokers missed with the whole concept of the managing broker being responsible for the actions of the agents supervised.
The very large operations with revolving door recruiting are here to stay. Unfortunately, prospective clients need to sort through levels of inexperience to find an effective professional agent.

Kathryn.... that's where the legal dept. comes into play.... "the negligent acts of the agent are binding on the master..." and they just turn it over to the legal dept and it's business as usual.... they want business to continue...
Hi Roy....they've been in existence for a very long time and they are here to stay unless there are new laws to prevent their existence based on the number of lawsuits....we'll never see it.
