Yard SignsWell, no you don’t. But you might want to. Depending upon the type of market we’re in, this could make or break your sale.

In a seller’s market, where there is high demand and usually a less than average amount of inventory, it may not be crucial. The minute that listing hits the local MLS, buyers will find the property online as will their agents. Supply and demand may still bring you reading, willing and able buyers.

If on the other hand, when we are in a buyer’s market, it may be a different story. When there is an abundance of homes on the market, and fewer people out there buying, you may want to do everything possible to stand out. The longer a property is on the market, the less likely maximum price will be achieved.  And the less exposure the property has, the more likely you will have the inconvenience of having your property show ready for buyers and their agents.

This question has certainly come up more often, especially those who may be short selling, just don’t want the scrutiny and questions of neighbors. But with Internet searching so prevalent, chances are they are going to find out anyway.

Ultimately, you are the boss and you can convey your wishes to your agent. But keep in mind, many people drive around neighborhoods, with their MLS list in hand. If they spot your address and no sign, they may mistakenly think your house has been sold or is pending.

I think a sign in the yard can increase the odds, especially when there is heavy traffic.  You never know whom you might attract who otherwise might not have been looking.
