Jay Markanich Real Estate InspectionsYEA!  You have a ratified contract on your soon to be new Springfield VA home.  The contract has been sent to your lender and to the settlement company.  While the paperwork is flying fast and furious behind the scenes now is the time for your to learn more about the home you bought.

Some buyers think a home inspection is only about finding out what is wrong with the home they are buying.  But I'm hear to say that's not true.  In fact a home inspection is about finding out now only if there may be any issues but about how to take care of your home into the future.

Do you know where the filter goes in the HVAC system?  The home inspector will show.  Wonder where to turn off the water to the outside hose bibs or to the whole house?  The home inspector will show you.  Yes the home inspector may also find an electric outlet that doesn't work perhaps something more serious.  It's the time to take in everything that's being said and then sort it out with your experienced Springfield VA Realtor®.

If there are issues that need repair a list of those items along with a copy of the home inspection report goes to the sellers.  The sellers have a few days to review the items and make a decision about what to repair.  If the list is short they may agree to everything.  If it is long they may counter-offer your request.  The process is similar to your negotiation of your original offer.

If you can't come to an agreement you do have the right to void the contract as long as you are within the days specified on the contract.  Hopefully this part of the process goes well and you are ready to wrap up your Springfield VA home buying process soon.
