If your Realtor is doing their best for you they will bring along a detailed Market Analysis
when they come to meet you. A detailed Market Analysis should show:
Recently Sold Homes - must meet mortgage company and current appraiser guidelines
in order for the home to appraise for your Buyers which in our area means the sold homes
should have sold within the last 6 months (if possible), be close in age and size to your
home, and be within a certain range of area (proximity, usually a few miles, if possible).
Competition - a list of the homes that are currently for sale that will be your competition
so you can see for yourself the saturation of our market, and what you are up against
in our market in order to be able to sell your home in the Poconos.
Pending sales - homes that are similar to yours that have recently gone under Contract
to be sold. This gives you an idea of what "is moving" and at what price.
Expired listings - homes that did not sell in the market place which is another guideline
you can use for pricing your home properly.
