It's been a long couple of months but you sense the end is near. You and your experienced Springfield VA Realtor® have found the home you want to buy, ratified a contract, negotiated the home inspection and your loan has made it through underwriting.
You are just a few days away from sitting at the closing table and getting the keys to your new Springfield VA home. There are just a couple of more things we need to do. The first is the final walk-through. Though some Realtors® leave the walk-through to a few hours before settlement I like to schedule them a little more in advance especially if there were home inspection items to be completed. We need to check the repairs and make sure that they were done and there are receipts to show the work was done by a qualified professional.
Once we are satisfied every thing is completed we want to review the HUD-1 aka settlement sheet provided by the title company. This is our chance to review the bottom line. If you need to bring a check to closing the HUD-1 will have the amount of funds due. Since the check needs to be certified funds you will need to head to your bank to have one made out to the settlement company.
On settlement day we will take a quick swing by the house for once last check that nothing has changed and head to the title company. Settlement itself is straightforward. There will be a formal review of the HUD-1 and the signing of all of the documents required by your lender and our friendly federal government. With any luck you won't get a cramp in your hand before the seller hands over the key to your new home.
It's time to celebrate. You are now a Springfield VA homeowner.
