FAQ # 10 - Do I need to be present for the Home Inspection?
This is a question that real estate agents are most likely to get from time to time. Do I need to be present for the home inspection? The simple answer is. “Yes”. The Home Inspections are for the buyer’s benefit, and most home inspectors would prefer to brief the buyers of their findings on the same day of the inspection.

Home InspectorsThese home inspections normally take from one to three hours, depending on the size of the house, and if the inspector has to check out that septic tank, or crawl under the house for those older pier and beam homes. The inspector will check everything from the roof, plumbing, electrical, and to the foundation, and if they find any major concerns or issues with the properties, it will be best for the buyers to be present to get first hand information, and actually see some of these deficiencies first. Of course, the buyers and their agents will normally get a detailed inspection report within 24 to 48 hours with full color photos too. But, nothing can take the place of actually being present for that inspection.

Now, I normally advise all my buyers to arrange to show up during the last hour of the appointment, so they won’t get in the inspector’s way, and slow down his home inspection. There have been times when buyers are not able to get off work to be at these inspections, but it is always recommended that at least one of them be present if it is a couple. Some out of town buyers are not able to make these inspections, so they will ask their agents to attend the inspections, and get the information from the inspector. Only under an extreme emergency should a home buyer miss their home inspection. Then, it is up to the buyer if they want to share those findings from that inspection report with the sellers. It may help the buyer to negotiate any requested repairs if the seller has a copy of that inspection report.

Jerry: You are so right...buyers need to be present during the home inspection so they can see first hand what the problems are.

Hi Jerry,

Buyers do need to be present at least for the end of the inspection and to be there to go over the inspectors results. With everyones's schedule being there for 3-4 hours does not make sens..but for the last hour certainly!

Yep Jerry, buyers should be present for their home inspections.  A good home inspector will go over some home maintenance items with the buyers as well as point out some of the discrepancies so that they understand what they are.

As a selers agent I meet the inspector before and return at the end so as to see what may need to be done. It amazes me the difference of what the inspector says and what the buyer oe agent heard.

Absolutely Jerry.  It also gives them the opportunity to see how to turn off the water, light the gas pilot if any, change fiters...

Yes, Anita. Getting first hand information and actually seeing those items pointed out by the inspector is better than just reading it from an Inspection Report.

Hi Dorie, I am sure everyone's time is important to them, and buyers would just be in the inspector's way, and wasting time too. Being there at the end is always recommended.

Yes, Brenda. I like that many inspectors will go over those Home Maintenance items with my buyers. Especially our First Time Home Buyers. It truly makes our jobs a lot easier when it comes time to request for any repairs from the sellers.

Hi Charles, That's very interesting with two different interpretations of what the inspector said. I guess that's why is a good idea to have those inspection reports in writing.

Hi Cheryl. Knowing how to do some of those simple maintenance items is very helpful for any buyers. I am always glad when inspectors give them some tips on advice with daily maintenance.

Have a Wonderful Evening!

Jerry~ Attending the home inspection is particularly important when you are First Time Home Buyer.  It's an opportunity to "learn" about your new home.

Hi Jerry,
I strongly agree with you, home inspections are for the benefit of buyers. Hence it's important for buyers to be present while their home inspection is being completed.
Keep up the good work.
