When you are paying $1,500.00 a year in flood insurance, that's how.

In all seriousness, if your home is located south of Montauk Highway, then you are in a flood zone according to the FEMA flood maps and the Suffolk County Shelter & Storm Surge Zone Mapping Tool.

The frustrating part is, homeowners that are selling their Lindenhurst NY home and are south of Montauk Highway, it can be difficult to get those homes sold in a short amount of time.

Not all homes in Lindenhurst NY that are south of Montauk Highway will flood. I have seen homes sell that are right on a canal and have dry basements. Yes, I said basement. But, the next block over can have flooding issues. It does depend upon how the street is graded and the property and also how close you are to the water. The closer to the water you live, the greater the chances of flooding during storms. 'Nor Easters and hurricanes make flooding worse.

But the Federal government decided for Long Island that homes south of Montauk Highway are deemed to be in a flood zone. This makes it difficult for buyers who have to add an additional $140+ a month to their mortgage. Doesn't seem like a lot to us, but to some buyers it is. It gives them less buying power.

If you are concerned that a particular area floods, go there after a rain storm. Do your due dilligence. Ask the neighbors too. Do not assume that a house in Lindenhurst NY always flood just because it is south of Montauk Highway.

locally even if the FEMA map indicates you are in a the flood plane but your house would really never flood you can get an elevation certificate and apply to FEMA for a letter of map ammendment... is that process available to anyone in your area?  Our FEMA maps were new in 2008

It is important for sellers to disclose if their home is in a flood zone... as buyers need to find out the cost of flood inurance.

Hi Tammy, I am looking at that info now. A land surveyor needs to be hired. Have to see how much that could cost.

Hi Joan, flood insurance is $1500 a year in most cases or more.

cost about $400 to $500 here Jackie, but that beats continuing to pay flood insurance every single year.  Hope you can help some folks in your area.  Trust me, they will LOVE you.

FEMA just updated our flood zone in Central Florida and I just barely stayed out of the flood zone. Yay! That's a lot of extra money for pretty much nothing.
