CONGRATS

Anyone out there experiencing searching for that first home, or next home?  Have you run into any snags?  Maybe you weren't the offer that was most acceptable to the Seller(s)?  

Here are some sure fire ways that can and should help you strike it rich and get the home you want:

1)  Be sure your real estate professional has all of your documentation, up front!  

This will include:

A) a signed agency agreement (not to be confused with a Buyer Representation Agreement...don't do that!)  In California, we use the California Association of Realtors forms...they have this logo at the top.

B) your current bank statement to prove to the Seller(s) and their agent that you do have the funds to close escrow. 

BANK STATEMENT

C) a copy of your earnest money deposit check (be sure it's at least 1% or more of the offered purchase price....example: on a $300,000 property, I normally will ask for a $5,000 deposit from my buyer.  It not only shows you're earnest for the property, it also silently communicates you are SERIOUS.

D) Your Pre-Approval letter from a major financial institution that is recognizable to most of the adult population.  If you get a pre-approval from an institution called, ABC FINANCIAL CORP., it's great, but may not hold as much weight as one from Wells Fargo, American Financial Network, or Bank of America.

 

APPROVED

Side Note:  You may want to show off your FICO SCORES on the letter from your lender..especially if they are 700+.

I almost never use checks anymore.

Option 'electronic funds transfer' by the second day directly to escrow holder after the offer acceptance works well seems for everyone:))
