Hire a RealtorC.A.R. warns all consumers that are hiring someone in California to assist them in buying or selling real estate to make sure they are a Realtor® and not just a real estate agent. Inquiring consumers can log on to the Dept. of Real Estate and check the name to make sure their agent is actively licensed. C.A.R. is currently running television and radio ads emphasizing that consumers have a choice when selecting an agent to represent them, which REALTORS® subscribe to a strict code of ethics, and that consumers are more likely to get results when working with a REALTOR®.

 Be suspicious if an agent agrees to list your home and take a commission below 6 Percent (3 and 3). Most Realtors® are full service agents and do charge a higher commission. There is a good reason for this. Realtors® will market your home fast and get you the best price possible. You the consumer are paying for their Experience, Knowledge on Marketing, Continuing Education, Money out of pocket Expenses, Weekly Open Houses and the added bonus of knowing they will do everything to make sure the transaction goes smoothly and without any future Lawsuits.

Do you want an agent who agrees to list your home for under 6 percent (3 and 3)? You think you are saving money but are you really? Make sure you get a marketing plan in writing on what the agent is going to do. Are they going to take the listing, put the house in MLS and then walk away looking for new listings. Will you home sit on the market until the contract lapses without anyone even coming to look?  During this time, you have paid monthly expenses(taxes, utilities, insurance, house payments, upkeep repairs) and here your house sits. And maybe you found a new house to move to or you are getting a divorce or moving out of state for a new job? Are you behind in payments and are hoping for a quick sale to keep from going into FORECLOSURE?  Have you really saved any money or have you just be inconvenienced and now you must hire a Realtor® who is a full service agent and you will now gladly pay the 6 Percent commission? So why go through all this heartache and make sure you hire the best the first time around. The old adage is corny but true “You Get What You Pay For".

There are many things a full service agent does:

  • Open Houses on a Weekly basis.
  • Running special advertising in local newspapers and real estate magazines.
  • Door to Door advertising.
  • Follow-up calls on all perspective buyers and their agents.
  • Holding local Caravans to your property. This is where most of the agents from their office come and preview the home as they may have the perfect buyer in their files.
  • Weekly follow-up calls to the sellers.
  • Making color flyers advertising your home and making sure the flyer box stays full.
  • Updates the MLS site to attract more buyers.
  • Sending out additional marketing on your home i.e...Postcards, letters, web sites, newsletters.
  • Continuing education on all the updates (weekly changes).This is probably the most important reason to hire a Realtor®.
  • Most full service Realtors® work for well-known reputable companies.

Yes thanks so much for all the support.

One thing I do not think sellers realize is that a real estate salesperson does not pay their state and national dues and does not sign the Code of Ethics plus they do not have acess to the Multiple Listing Services.  It is a very difficult to sell your home without MLS so make sure you hire a Realtor.

Kristin, very well-written. I'm not familiar with C.A.R., what does that stand for?

I do want to say that I work for 5% in my community for homes, 6% for lots, because it's my way of giving back to the community. I have done that since day ONE, 6 and a half years ago. I don't regret it for a minute and I work EXTREMELY hard. I have had "friends" want me to go much lower than that because they had a large higher-end home. I said no that I work just as hard for a $200K home as I do for a $600K home! They have since taken their home off the market after trying FSBO. So be it!

I also really think that this list could use some updating and not do so much mailings as internet. It's been proven to be more effective, and maybe more time consuming, but at less cost and waste of paper. For example, my recent buyers told me that they've received numerous postcards from a couple of other agents (who are blanketing this small vacation community) and they simply get tossed in the trash without a second look. Matter-of-fact, they showed me one that they had to piece together and it was from a different realtor than they originally thought--that's how uselss this postcard was.

I am a REALTOR as well.

Hi Gayle,

Thanks for your well written article and let me explain a couple of things in my post. In California, our organization CAR stands for California Association of Realtors. They have our yearly EXPO's, draw up and amend our state contracts and disclosure forms, give us legal advice on the CAR hot-line through many attorneys who work for them. They also fight the battle for state initiatives to help home-ownership. They are always working on things like extending the First Time Home Buyer Credits. For the past 5 years they have worked to get  the short sales closed without any taxes or bill collectors knocking on the door later. They have been successful and work hard to help all the Realtors in the state.

I am sure you have a state organization that does the same thing and then they all work closely with NAR as well.

In California, probably 85 percent of our real estate agents pay their state and national dues and are members of the MLS. We are all bound by the Code of Ethics and work hard for our clients.In California, most of our transactions are 6% (3 and 3) but on a high end house, yes many times it is 5%.

What gripes us in CA is there is a percentage of sales agents (they cannot call themselves Realtors legally) who will undercut the rest of us and try to sell for 4%. They are not NAR members, not bound by the Code of Ethics, and cannot service a listing properly without the MLS. Then they do a lousy job, and make the rest of us look bad. Plus they tend to not return calls if an agent sees the sign and calls about a home. So how would they know if they are selling at a comparable price and is the sales person trying to double end the deal anyway. Does the seller know this is happening? I do not think so.

The point I was making in my post, was that most sellers would not know the difference between a Realtor and a sales person. And sometimes the broker will pay the dues for him/her and then let everyone in the office use the same code so they are not paying their dues which we must all do. This is an illegal practice and not fair to the rest of us. MLS has now become smarter and knows if one person logs in and then 10 minutes later, someone logs in 50 miles away and then it is shutdown. Even our TC's must have their own codes so the MLS gives us a break on their MLS access.

NAR advertises heavily on TV about hiring a Realtor and I think it is important to educate the sellers especially so they are not cheated. I think most of us give great service.

I am sure you give terrific service too. Perhaps in your state, this is not a problem but in California it is.
