I absolutely feel for clients who are stressed out during the sale of their home, especially while we ride out this bumpy road near the bottom of the market.  While I make the process about as smooth as possible, there are always high-stakes feelings on the table. Unfortunately, these mistakes can cost sellers thousands.

In the interest of protecting sellers everywhere, perhaps you or your own clients can avoid these four “emotional traps” that can directly impact how well (and for how much!) a home sells:

Emotional Trap #1: Pricing High

Dollar SignYou’ve loved your home. You may have raised kids or started a marriage there. Everywhere you look, you see history, memories, and the reasons you fell in love with the place. I guarantee you: Buyers can’t see these. Remember: What you may think is an amenity might not be for a buyer, too. It could even be a negative. Distance your emotions from the list price since correct pricing is your most powerful marketing tool.

Emotional Trap #2: Hovering at Showings

Sure, there may be times when you need to be there. But 9 out of 10 times, you’re only going to make buyers uncomfortable, get your feelings hurt when the buyers don’t like something, or take each minor complaint as commentary on how you’ve treated the place. Perhaps worst of all? You might prevent them from staying in the house long enough to really give your house a chance. 

 Emotional Trap #3: Turning Down the First Offer

Some of the sweetest interest in your home is going to happen in the first 7 - 14 days it’s on the market. If offers come during this time, consider them seriously! The longer it sits, the more likely it is you’re going to face price reductions. Don’t get overconfident early on when an offer comes in and think there will be a steady stream. You might end up selling the home to these same people for less down the line.

 Emotional Trap #4: Feeling Insulted by NegotiationsSales Traps

This may sound crazy, but when you’re in the middle of a sale, it’s a very real phenomenon. Remember: They’re not buying you, they’re buying the house. Negotiations prove the buyer is serious, so keep your eye on the goal (a successful sale) and make it a win-win situation (this is where your agent can help).

Laurie- Excellent post and a well deserved feature. Your advice on not being insulted during negotations is really good. I run into this frequently, it's so hard for seller to detach and just look at numbers not memories. Nice work!

Not only is your advice sound, it is well presented and to the point. I had a situation where a deal fell out because of buyer's spouse's objections. Later the buyer was still interested but the seller said to me he would not consider selling to this person because of a lack of trust. I can understand that, but here it is 6 weeks later and no other offer...

Great advice. The trick is to get the sellers to really do this.  Shutting off your emotions is a very difficult thing to do...especially with respect to your "home".

Unfortunately, when RE agents are fearful of losing a listing opportunity and misinform sellers with listing prices that will never be offered, it's more emotional for the agent and not the seller, don't you agree? So, it's the emotion from the agent that's challenging, isn't it and not exclusive to the seller?

These are excellent reminders! While it is hard to do, the sellers need to look at the process of selling their home in an objective way and make sure their emotions are kept out of the equation.

Great post Laurie! Sellers also need to make sure they have a listing agent that has control over their own emotions as well, we must be able to go in as 'the voice of reason' to achieve the ultimate goal of getting the seller's home sold so they can move on and everyone feels good about the process. Sellers have one goal, to get the most for their home; buyers have another goal, to get the best home for the lowest price- it's the professional agents that can keep the ball in play and have everyone come out a winner-
