Laurie- Excellent post and a well deserved feature. Your advice on not being insulted during negotations is really good. I run into this frequently, it's so hard for seller to detach and just look at numbers not memories. Nice work!
Not only is your advice sound, it is well presented and to the point. I had a situation where a deal fell out because of buyer's spouse's objections. Later the buyer was still interested but the seller said to me he would not consider selling to this person because of a lack of trust. I can understand that, but here it is 6 weeks later and no other offer...
Great advice. The trick is to get the sellers to really do this. Shutting off your emotions is a very difficult thing to do...especially with respect to your "home".

Good points, thank you for posting this. I just listed a historical home that has been completely renovated and let's just say ~ I'm looking for more than a buyer, I'm looking for someone to love this house as much as I have. I needed to hear this today :)
so many sellers are emotionally attached to their home or the proce for their home...it is understandable but problematic

Good post and great reminders.
All too true all too often. I don't know what I'd do if I had to sell my home of 32 years.
Unfortunately, when RE agents are fearful of losing a listing opportunity and misinform sellers with listing prices that will never be offered, it's more emotional for the agent and not the seller, don't you agree? So, it's the emotion from the agent that's challenging, isn't it and not exclusive to the seller?

This is excellent advice for sellers...I don't know how many times I have had to say what you just blogged.
These are excellent reminders! While it is hard to do, the sellers need to look at the process of selling their home in an objective way and make sure their emotions are kept out of the equation.

Great post Laurie! Sellers also need to make sure they have a listing agent that has control over their own emotions as well, we must be able to go in as 'the voice of reason' to achieve the ultimate goal of getting the seller's home sold so they can move on and everyone feels good about the process. Sellers have one goal, to get the most for their home; buyers have another goal, to get the best home for the lowest price- it's the professional agents that can keep the ball in play and have everyone come out a winner-
Good advice Laurie. We've been facing a challenge with #2. The listing is a short sale and the seller feels she needs to explain their situation so that potential buyers will understand the condition of the home.
