This foreclosure seems to be in pretty decent condition. Are you finding that the foreclosures you're listing require extensive repairs or are most of them in move-in shape?

Sorry for the delayed reply. This one is fairly typical for me, but I do have some that are quite rough, in my opinion. In this market we seem to have had a lot of investors who bought thinking they would flip it in a few months or so, and some of these foreclosures have hardly been lived in. Out of the 30 listings I have, I would say at least 3/4 of them are in move in shape. Out of the others, you could probably still move in, it would just be a little unpleasant until some work was done.

Those are really high odds, Kevin. Many of the foreclosures in Sacramento are total dumps, with everything stripped out of the home. You're lucky to be working in such a great market where people, even though they are in foreclosure, still maintain their homes. In some neighborhoods here, I'm lucky to find a furnace inside the house much less a front door!
