35 Comments on New FHA Streamline Guideline Changes Went Into Effect Today.
George: Thank you. Exciting times if you've had an FHA loan for a while. Thanks again for the post!
Nice little boost to the business.
Very helpful to the borrower, and the right thing to do.
George, thank you so much for the information! I'll be passing this on to my agents so they can share with their clients. This should help quite a few folks!
that IS some wonderful news for a lot of people! Thanks for sharing it...
Awesome news, thanks for posting this George, I will suggest!
George, I've been tracking this news. I hope it brings a halt to the people who just walk away, which should then stabilize prices and start reinflating the market. I hope it works!
Congrats on another feature George and thanks for keeping us always up to date!
George,
"1.75% to .01%"
Could it be that the first number is a percentage and the second a multiplier?
1.75% on say $300,000.00 is $5,250.00.
.01% on the same $300,000.00 is $30.00!
Could the new rate be 1.00%? Or say $3,000.00 in my example.
It's a common mistake, but there is a difference.
Bill
PS: I think $30.00 is soon going to be the cost of a stamp and they'll still lose money. The goverment can't do anything for only $30.00!
It jus keeps getting better now if we could just get rates lower we would really have something.... :)
Bill I know that it does not seem right but it is correct. FHA for some reason couldn't completely eliminate the UpFront Premium which can be financed into the loan, and had to have something, so they made it such a low figure (.01%) that it might as well not be exist. 1.000% is what the UpFront use to be in 2010 before FHA increased it to the 1.75% it is today.
By the way you calculations are correct, and your comment about the stamps might not be that far off.
This is great news for home owners!
Incredible!
It has to cost more than that just to process the fee.
Bill
Good news and that is always what we are looking for. Is this roll back only for refitnances? Does it apply to purchases as well? Thanks George.
George - This could be a wonderful help to many homeowners who have been unable to refinance in the current market.
I've been looking forward to the changes. Thanks for laying them out so succinctly!
Joan, it only applies to Streamline Refi's for FHA Mortgages whose Case Number received endorsement prior to June 1, 2009. All purchases and other FHA Refi's do not qualify for this, and those guidelines remain the same, except for FHA Jumbo's, their UpFront Fee went up to 1.45% with loans with more than 5% down, and 1.50% for FHA Jumbo Mortgages with less than 5% down.
This is good news yes. I can sell more homes to new homeowners now!
George,
Let's make hay while the sunshines and help some people!
Woo Hoo!
Kevin
Good News for many. I hope lenders get on board quickly. Locally, I have found that FHA sets these guidelines and our banks and lenders make it hard to participate.
