This Oakdale NY short sale successfully closed today. It had 3 banks on this home and all 3 banks cooperated. Went under contract on February 22nd, 2012 and we had approval in six weeks.

This Oakdale NY home is in the Idle Hour Elementary School District. This High Ranch Oakdale NY home has five bedrooms, eight rooms, two full baths and a 1 car garage. It is also in the Connetquot School District and can be a two family by permit if the new homeowner chooses to do so.

No matter what, short sales are always bittersweet. Although homeowners have lost their home to a short sale, they know it is better on their credit than a foreclosure and at the same time, are happy to have a "monkey" off their backs as they put it. And, the buyers feel bad for the homeowners situations and also happy they have a wonderful new home.

As for me, I sit at the closing table holding back my mixed bag of emotions. Happy and sad all at the same time for the homeowner and happy for the buyer.

All in all the closing went very smoothly as always and everyone has now moved on to start their new lives. And it's time for me to get a closing date for another short sale listing and begin a new journey for a new short sale listing and help those homeowners move on.
