It is amazing, just a few months ago I remember sitting in on a conversation with lender and realtor discussing (bragging) about all these direct strategies they use to CLOSE buyers into deals, and all these techniques, blah blah blah blah.  I asked them both how long they have been business.  If I remember correctly it 5 and 3 years respectiviely.  I told them both you are not good at what you do.  You are products of a great market.  I told them both what are you going to do the day someone you sold a home to or did loan for has a true hardship and you have to explain to them their home is not worth what they paid for it, and they cannot refinance it or sell it?

Fast forward and to my knowledge either are in business today, leaving their messes behind for the true professionals to clean up.  One thing I have learned in my 20+ years is when the market is more a buyers market your skill set is what matters the most.  You being able to consult, to problem solve being willing to go the extra mile.  That is the agent successful today (besides the REO brokers of course).

How are your skills?  Are you bringing value to your consurmers helping them navigate to through these tough times?  Are you innovative, dedicated, focus to your time on task?  Tough questions we all face in the current enviroment.

We all know these times will change again.  This is the time to gain market share and be prepared to prosper during those times.  If you position yourself properly you prosper now and MAKE IT OVER THE TOP when it turns.

If you are a buyer and are not sure what to do, I believe this is the LAST big buying opportunity at these levels I will see in my lifetime.  If you are middle aged you know what I am talking about.  THERE IS NO HOME I SOLD 20 YEARS AGO WORTH LESS TODAY THAN THEN!  This may be it people.  Dont let it pass you by!

Wow, Elgin, you're hitting it right on the money.  We newbies need to learn during the hard time so we can actually become good at what we do and not just skate by. 

My first taste of a deal gone dead was not fun, and it took until June of 2007 for it to happen.  Then boom, another one in August. 

Neither was in our control (one was a lender problem, the other an insurance problem--neither of which we could have know ahead of time) but NOW I've learned from each something I can proactively ASK a lender or an insurance agent beforehand to try to keep either of those two scenarios from happening again.  

Luckily for me I have a safety net--my husband/partner is in his 19th year selling RE in our market and he's seen it come and go a couple of times now and so I have expert help.

Since bringing me into the business five years ago he's kept warning me--don't get cocky 'cuz it's gonna get rocky.  Every time the market is hot here, the hotshots come out of the woodwork and they go back out with the tide when it goes. 

We joke about all the nice cars and boats we could buy right now--same as happened in the early 90's around here.  Trying to live within one's means is another thing that's hard for some people to do, especially when the money's flowing.
