Home Inspections.....Sellers to due before placing home in market?

I have been wondering why more and more agents do not suggest to the sellers to have a home inspection completed before they advertise it for sell?

 

I see so many reasons why they should. Not the money for one. So here are whys I would want one done first.

  1. They know what is needed to fix up the home or maybe not to repair and reduce the home price accordingly for market value.
  2. They can take the time to find someone, of their choice, who can preform the repairs.
  3. The repairs will be completed well before closing.
  4. Peace of mind that the repairs are completed so the worries to get them completed or finding someone who can in the time frame have them completed by closing.
  5. The listing agent then can use this to show the repairs have been completed and this piece of property is ready for a quick closing with no major issues to be repaired.


I would highly suggest this to my sellers so the home is ready and no one has to jump through hoops for closing and the closings would go much smoother.

I am whatever it takes to make it smooth as possible. This time is stressful and it should be made of fun.

I agree Susan.  I am twisting sellers arms to do that and to get an appraisal.  I would rather know now than when it is too late!

Good idea Susan. Some sellers do this. Some seller's realtors prefer to only have one home inspector, the buyer's, take a run at the house. They are afraid that if the first inspection is by a detail-oriented inspector who calls out lots of things, then money for repairs will be needlessly spent if it ends up that the buyer's inspector is slip-shod and lets many things slip buy -- which does happen. There are real differences between inspectors even when they are licensed. It is a gamble the sellers take for sure and your advice is good. But, because of the reasons I described, even if an inspection was done for the seller, any buyers should for sure hire their own inspector too.

yes Steve, I hear exactly what you are saying. but to the sellers, they can have the big stuff checked and taken care of the large items is what I am hoping will happen. The dry rot. The HVAC system. A window that the seal is broken which takes the most time to order and replace. Moister problems like mold to be taken care of. You will not get all the little items but I am hoping the big stuff that takes time to repair gets done for them.

Termites are free inspections for the seller, why not do this and take care of the problem if there is one.

Next will be a certified Septic system.

Being a home inspector, I agree fully. I was just quoting what some realtors believe and a reason many homes are not inspected by sellers.

Susan I agree Sellers should consider doing Home Inspections before they put their house on the market.  It sure would eliminate a lot of surprises and headaches for them.

What an advantage to remove a possible deal killer! I imagine that would be a great way to further prove your worth to your clients as you help them enhance and expedite the sell of their home.

Yes, I agree and do try to get my sellers to do just that.  Most are agreeable and understand the advantages and benefits.

I am also urging sellers to get a home inspection done before listing a property.  With more homes on the market for buyers to choose between, it is one way they can make there house stand out.  Unfortunately some sellers see the cost as just one more expense instead of a tool that could save them money.
