You Can't handle the Truth about SHORT SALES.

Yesterday I lit up the Blogsphere with a blog titled HEY Short Sale Seller - GET OUT!!!! of our new home... It lit up my inbox with emails from Home Sellers asking for help. This time the overwelming question is WHAT IS THE RIGHT WAY TO GET MY HOME SOLD THROUGH A SHORT SALE. So many write that they read the warnings from other sellers but still just do not understand. Most Home owners saw a flashy ad on TV and rushed into listing becuase they thought bigger was better. I am sorry to report everything you see on TV is not always real.

If you owe more than your house is worth, if you are behind in your payments or if you have to move. A Short Sale could be for you. The most important tips are below:

2. List your Home with a LOCAL agent who is well experienced in your area.

3. Experience with short sales is more important than flashy TV or Newspaper ads. Choose an agnet who not only specilaizes in List Short Sales, but who will guide you through the process and get your sale approved and sold.

4. You should not be the Trial and error part of the learning curve where a new agent gets their experience in the world of short sales at your expense.

 

 


WHO TO LIST WITH: You often only have 1 chance to get your short sale approved, so who you choose to list with can mean teh difference between a sale or foreclosure.

1. The seller needs to start by choosing an agent to list with who is local, full time and well experienced with listing, negotiating and selling short sales.

2. Ask that agent if they assist you through EACH step of the SHort Sale process. You see... a well experienced agent will educate the seller and inform them through each step of the short sale.


PRICING YOUR HOME: The next most important part of the Short Sale is to have your Listing Agent price the home at or just below market value. Those homes that are priced much too low often doom the Short Sale before it begins.

WHAT TO AVOID AS THE SELLER OF A SHORT SALE:

1. Avoid "Out of town" Agents or "Out of State" companies

2. Do not choose an agent who is inexperienced with short sales.  You should not be the Trial and error part of the learning curve where a new agent gets their experience in the world of short sales at your expense.

3. Know what is the TRUTH and what is a MYTH
a. The bank is not the seller in a short sale - the home owner is the seller.
b. The listing agent works for the home owner - not the bank.
c. The bank does not set a list price - the listing agent does.
d. The home owner accepts the offer - their bank must then approve the sale

IN CONCLUSION If you owe more than your house is worth, if you are behind in your payments or if you have to move. A Short Sale could be for you. The most important tips is to list with an agent who is well experienced in listing, negotiating and selling Short Sales. If you live in NH, call me first. It does not take magic to turn your "For Sale" sign into a "Sold" sign. it takes a full time Local Agent who specializes in Listing homes like yours.

Thank you for the comment Al, you are right, sellers are caught hook, line and then the sinker when they cant or dont follow through and the seller ends up with a rejected short sale.

I have never listed a SHORT SALE but have certainly taken my share of short sale buyers to the closing table.  It's not that I wouldn't list a SHORT SALE it's the fact I've never been called upon to do so.  Another excellent post my friend.

John you learn alot from taking buyers to the closing table. Often though it is what not to do as when it goes wrong everyone knows and when it goes right, not may notice. As a big listing agent I LOVE Buyer Agents bringing buyers to my listings. When done right everyone is happy.

Scott- Wait you mean those infomercials don't always do what they say they will?! ;) An experienced short sale listing agent is imperative. Having a buyers agent that understands them and advises their clients properly is important too but, I've seen multiple times where the listing agent didn't know what they were doing and the house ended up in foreclosure. You're the expert in New Hampshire!

Elite Home Sales unfortanately it is similar here where alot of short sales are not placed in MLS which does not help the home owner or the mortgage crisis.

Scott- I've had one friend who needed to do a short sale.  I introduced her to a Realtor I'd met here who knew short sales like the back of her hand.  In a short period she was able to get it sold and move back to her home state.   Sellers would be wise to seek an experienced Realtor in the short sales area.

KATHY there are many success stories just like this when home owners use a local agent who is well experienced with short sales. There of been approvals in less than a month recently. I have former short sale sellers who are just shy of 2 years from their short sale and are now getting ready to close on their new home.

Scott... suggested. Another worthwhile post worth reading! You wouldn't have a handyman pull out a tooth, why would anyone trust an inexperienced person to handle a short sale when their financial stability depends on it? This is a big deal and you nail it with this one!
