Luckily the clients weren't and aren't mine but the tale went something like this:  Mr. & Mrs. Seller were frustrated that their home was still lingering on the market. When their agent suggested a price reduction, she was met with resistance and given the call to action to "Just get me an offer and then I'll negotiate".  Now that's quite a tall order to fill... Why?

I always like to compare our hunt for a viable buyer to fishing (which is funny because I'm not a fisherman!)... If I'm looking to catch a nice fish, I put a worm at the end of the hook.  I don't put cheese. I don't put chicken. I put the food that is going to attract what I'm looking for (this is the part where I'm worried that chicken or cheese might be the new fangled bait for fishing!!). 

So, Mr. & Mrs. Seller.... to attract what you're looking to catch (the viable buyer) we need to put out the most reasonable bait... the price. What is the most reasonable price that will get a buyer to respond to the presence of your home on the market????  Your over-priced home is being passed over on a regular basis, each and every day by buyers who just might be your ticket to the next chapter.

Hi Brenda, you use the exact same anaolgies that I use.  Hunting and fishing, and I'd like to throw in farming.  These are the three sources of our food.  (I don't participate in any of these; I'm a grocery store guy).  We can drop a line and wiat, which is very passive, or we can track and chase and get our result, or we can nurture and fertilize and then reap our harvest.  The problem with overpriced listings is that they do not really fall into any of those 3 categories.

I think that's a great analogy! I'll be trying that one out myself... Of course, we fly fish here, so the appropriate bait might be a Wooly Booger, or a Caddis Poopah, or a Bubble Back Emerger, or ......

That's a good one Brenda! Well, not the overpriced listing of course, but the analogy.. you need the right bait (nicely presented) to get a biter buyer.

Great analogy, Brenda!  It's always nice to have an alternate method of explaining our opinions to clients.  I may have to borrow this one to use with my clients.
