Mailing just listed, sale pending, and just sold cards is a very important marketing task to complete with every listing.  The just listed postcard will alert others in the area that there is a new listing on the market and if they know of anyone, they will pass that information along; it informs the recipient that you are a listing agent and if they are thinking of selling, they might call you; and it is the first card they will receive about the listing to be followed by the sale pending postcard.  The more times your name is in front of them, the more likely they’ll remember you.

The sale pending postcard will be the card that makes them “pull the trigger” and call you for a “Free Market Analysis.”  We have received many additional listing opportunities from “sale pending” postcards.  My sale pending postcards state that “we can do this for you, too.”  If the pending sale happened within a few days, I state that on the card, also.

We recently listed a property in a condo community in another town, and it resulted from a sale of another agent’s listing in that community.  Whenever there is a buyer who purchases through Lorraine, I mail a “just sold” postcard after the closing with the statement that “we can do this for you, too.”

We were called for a Free Market Analysis from a condo owner, and we have the listing.  We have two offers that we’re now negotiating on this condo, and it’s only been on the market 2 days.  Do you think I’m going to flood that community with postcards about this transaction?  Do you think I’ll mention that we have sold others in there in record breaking time?  I think we’ll have a lot of business from that area this summer thanks to direct mail marketing.   It always does a successful job of shaking the fruit from the tree!!

Hi Barbara.  I have seen the just list, just sold mailings to be very effective.  Over time it's become a lost art.  Many agents are relying on internet, social media and other online marketing methods.  Direct mail in my opion is still the best target marketing there is.

Constantine.....it IS the best method of target marketing, without a doubt..... many do not want to spend any money on marketing.....they are at a great disadvantage.

Hi Gene..... if you have a niche, it's the best way to accomplish target marketing.....i.e., we have several 55+ new construction condo communities....I target market for buyers of that age group 55+ to invite them to our open house events.... we are also listing agents and I market to single family residents offering a free market analysis.....I also do just listed, sale pending and just sold postcards to find more listings.....when I need land, I mail to land owners....when I need a multi family, I mail to those homeowners.....if I need a builder, I mail to every member of the builder's association.... when I was interested in buying a ranch style home for one of my children, I mailed to all ranch homeowners in my town....two responses....bought one with a direct sale and listed the other!!!!  yup, I think you should try it.

When you send a Just Sold card for a property that wasn't your listing, but your buyer closed on it, do you have to add some disclosures to keep your MLS or commission happy?

Hi Barbara...I'm late to the conversation, but do you have an ideal number of postcards that seems to work?   I've been doing 50 cards to the homes surrounding my  just listed and just sold, including buyers sides too.   I use similar "we can do this for you too " language, but no results for quite a while.  

I saw Kimberly (#29) say she's doing a couple of hundred... does more cards improve the response rate?   Is your response rate better than say 1-2%?   Thanks in advance!

MC....50 is not enough....I do a minimum of 200 in the area of the subject property.... I don't know the percentage of just listed,pending or sold cards...... if it's a subdivision, I'll get several listings from a series of cards....

Karen, always, always Just Listed and Just Sold...200 always for bulk and if the tract doesn't have 200, how about sending the rest up to the 200 number to either your SOLD list or Prospects...that works for me...
