Cynthia...I have seen people tell the truth in court as well as lie. What people don't know know is that for the guy who is telling the truth and swore on that handshake, it is not proof enough which the court requires...OUCH

To avoid challenges, get significant issues and concerns in writing and whenever necessary get signatures, dates and initials to addendum's. Keep records and avoid challenges.

Voice mails are great, too. Some of my clients complain about having to leave a voice mail every time but I tell you what, it has saved a lot problems. I have Accessline but I am looking into YouMail as an additional service. This system converts voice mails into emails. It saves time in hearing your voice mail and trying to figure out what is the phone number they left you. Ever try to figure out the number they leave you? I had a complaint from a broker to the State about my service and after I download the voicemails this guy left me and typed out the messages he left and insert in the notes of my calls to him, it was 4 pages single spaced except to break up his messages and my messages. I sent these notes to the State along with a CD of his harrasing voice mails to me, the State decided who was the one that was giving bad service and it wasn't me.

Hi Richie, reminds me of an agent complaining to my broker about the way I negotiated. He did everything verbally, I did it in wiriting. End of discussion.

There is a lot of paperwork in this business. Just missing a check box can cause you problems.
