I received an e-mail on Sunday from a departing homeowner/client who had been contacted directly by a neighbor regarding a "friend" who is moving into the area from NoVA.  When the "friend" called my clients, they were arranging viewings of properties for Sunday afternoon, and their NoVA agents would be showing them around.  

When my client referred them to me, they said OK.  They never contacted me and never contacted the owners again.



I received an e-mail inquiry from my website today from a NoVA agent - 2 hours away, who wants to show a rental of mine on Friday that is BEING VACATED ON FRIDAY.  I responded that HER clients can view the property online and maybe she should consider referring her rental prospects to a local real estate agent who

1) knows the area * amenities and the features of the GATED COMMUNITY;

2)  has access to our MLS system through our local MLS lockbox key; AND

3) who can get her prospects THROUGH THE MAIN GATE SECURITY.

I know that NoVA agents handle showing rental homes differently than we do in our area; however, our rental market is VERY brisk so inserting an out-of-area AGENT that has to get up to speed on the basics of the community is not worth my time.

BOTH properties are NOT ON OUR MLS * they are ONLY available on my website and shown through my efforts after some PREscreening of the rental prospects.

....so OUT of AREA AGENTS * refer your rental prospects to a local real estate agent or property manager OR risk wasting your time and GAS on a 4 hour drive for NO RESULTS.

I'll list a VACANT property in our MLS rental section with a lockbox - not a tenant occupied property where real estate agents just show up and expect to get in "because it is a rental".

Attended Rain Camp

With all of the hassle and headache rentals are I cannot imagine splitting the monthly management fee with another agent who will do nada during the rental term.  Craziness.

I will agree with everyone's basic point of this NOT being worth the agents time on her own.  So if this is just a random person that contacted them about getting a rental they are nuts.

 

Also as a rental property owner myself I know the importance of prescreening and not wasting my time showing things to every flake that contacts me.  Around here things get done almost exclusively on Craigslist so I have at least 2-3 exchanges with someone before I even entertain a showing.

 

Now as far as this agent goes maybe it is a friend or relative they trust very much.  Maybe it is someone that sold them there current home and is selling it for them now that they are moving and want to rent until they are sure where they want to put down their roots.

The agent may have offered to refer them and they said they really would like this person to help them since they trust him/her and have known them for years.  The agent may have agreed to that and is doing it more or less pro bono or maybe they have an agreement for some compensation to be paid to the agent in the event of their being no commission being offered.

Being this is a relational business I am surprised at how many people just say it isn't worth their time when these clients could be people that the agent might have done a lot of business with and could possibly get local referrals from for providing exceptional personal service.

I don't understand why you think being a local agent is necessary because of being familiar with the community, neighborhood or area? I can get any information about any community in minutes and get any specific information including visuals, demographics, points of interest and other details.

If an agent wants to preview a property, why would I steer him/her away from it? Until a commitment is made, only then would you qualify their application to determine if they would be tenants, so I also agree with Shaun's comments, #35 about this issue.

There is no way I would drive this far for a rental, but if another agents wants to drive her client to see one of my listings, I'll walk on water to get them in the door. 

As someone who shows a lot of listings that are a bit far from my own back yard, I really appreciate a listing agent who serves her seller by makihng sure I can get in the door.  Of course, our entry cards are good for about a thousand mile radius from DC!

Wallace....I've now taken to giving out the listing agents number....all these calls I get for $975 rentals....like I can make any money...and who would pay a referral fee.

I'm focusing in taking rental listings only, and not showing tenants, unless they are my own rental.

Kimo * a GATED, SECURE community with their own police force and with NO access without resident or property owner authorization is gonna be hard to access and view properties.....KNOWING where the amenities are and accessing the golf course, etc. is gonna be hard without an ENTRY bar code.

This is an agent who used to be a stager - go figure

IMHO * these rental prospects probably have some issues - credit, animals, etc that they think they need for her to "vouch" for them....

Rental homes in our area are renting SO FAST, I just have to ACTIVE on my website and post on Craigslist...going through the hassle of putting an listing in MLS is not cost effective.

Knowing what local rental companies pay for a referral makes me wonder why they would even think about showing your rental. Maybe they are looking what the local rental companies charge and even maybe they are looking to buy a local home to rent down the road and a competent landlord!?
