I realize that at the first contact I am an unknown. Unknowns can be scary.

But really, I have Ethics! I follow a credo.

<- The ASP symbolizes this credo.

I recently talked to two elderly women about to sell their houses. Both were very nervous about doing a consult. Partially because they didn't want to be forced into anything, partially because they didn't want to be judged. One was going to talk to her children first (often a good idea for the elderly). I tried to reassure them both that the consult was a give and take process and that their children were welcome to attend.

I guess what I'd like to get across in this post is that I'm not out to force anything on anyone. I'm there to help them market their home.

I don't make false promises about what Staging will do for them. There are many things that can affect the sale of a home so I can't guarantee Staging is going to make that sale. The sale of a home is influenced by Price, Location, Terms and Condition.

Staging deals with Condition.

An over priced house is still over priced even if it's Staged.

Staging cannot change the poor location of a home. It may however help the buyer decide the poor location is out weighed by the features of the house.

The first part of our Credo is HONOR THE CLIENT AND THEIR POSSESSIONS

We DO WHAT IS BEST FOR STAGING.

A STAGER IS A SOLUTION PROVIDER.

THE HIGHEST FORM OF SALESMANSHIP IS SIMPLY SERVICE.

As a Stager I have Ethics. I follow them.  I work within the budget and guidelines of the client.

I'm not  out there to take advantage.

Janice, I think one of the toughest parts of our jobs is trying to convince clients to do whats best for them while at the same time reassuring them that we are not doing it for our own monetary gain.

Janice-you are so right. I always remember that it is still my client's home and it is their choice as to what they want to do. And I tell all my clients that price is still king.

Building trust can take time; by inviting the adult children to get involved is one important step in gaining that trust. Congratulations to you for understanding that.

Glad you agree Kathy ;). It is their home, their limits, their budget. We just give them options.

Thanks Lottie! I actually prefer having the adult children there. They are often willing to do a project that the elderly client feels it too much for them. The house ends up looking better.

I liked this"A STAGER IS A SOLUTION PROVIDER." So many clients walk into a house and see the mess and not the house. You help them see the house in it's best look. It helps sell the house.

I tell all my clients that I am there only to suggest and what ultimately happens is up to them.  It's their decision how much of the to-do list they want to complete.  Many people have these misconceptions about staging, Janice.  Great that you are addressing them!

Very nicely described. Your strong character comes through in this post. I operate under a similar premise.

I agree John. Staging does help the buyers see the features of the house and therefore helps sell it.

Thanks Sharon. You are right, we make suggestions and provide options. It is then up to the seller to decide what fits into their budget ... what's doable.

Any home stager operating outside of ethical standards will earn nothing more than a bad reputation.  We are entrusted with people's very personal lives, belongings, and the stories that go along with them.  It's an honor to help them along the way to move forward.

Well said Maureen. We are allowed into their sanctuary and should act accordingly. I hope that my clients whether seller or realtor will come to realize that I am working for them not against them. Trust takes time.
