Wilton Market Trends May 2012

The Wilton, Connecticut real estate market is still a strong Buyers Market.  The chart above show that average sale prices are declining.  However, the number of homes sold has picked up and Average List to Sales price has remained steady.

The amount of inventory that the market can absorb has improved.   We use the 12 month absorption rate (see chart above) to determine inventory absorption, which means that it would take about 15 months to sell every home currently on the market in Wilton. That's still a very high number for Fairfield County.
