Updating my Kitchen - Is it a smart thing to do in Phoenix right now?


A Phoenix client of mine called today and asked if I had a few minutes to talk about a kitchen remodel and ifRemodeling my Phoenix Home that made sense for her.  She's lived in her home about 15 years and hasn't done anything to the kitchen since she closed escrow.  I knew what she had paid for the home and what it's market value would be  today.

 

What I didn't know was if she had re-financed, which might have caused her to be upside down on her mortgage. Many folks here in Phoenix did re-finance so it was a good chance she had as well.  


 Sure enough she did  re-finance not once but twice. She owes about $50,000 more than she could sell her home for, if that's what she was planning on doing.



But it's not what she was thinking. She simply wanted to jazz up her kitchen!



We talked about what she didn't like about her kitchen and what visions she had in mind.  Of course she wanted to put in new cabinets, floors, granite and stainless appliances. Well, right off the bat I knew that was going to be a $30,000 to $40,000 remodel. And it just doesn't make sense at this point.  If she could pay cash for it that might be a different situation. She was thinking of charging most of the remodel.

 

NOOOOOO!  That is not a good idea in fact it's a very unwise choice 
at this time and place in our market and where she's at financially.


After we talked a bit longer she started to 'pencil in the numbers' and saw that it really wasn't a smart idea for her, right now.  We went on to talk about other ways that she could 'jazz up her kitchen' and give it a new look - within a reasonable budget.  The cabinets are white so she's going to change to a darker more updated color and add new hardware.  She's got a wallpaper border around the back splash area which she can't stand anymore so she's going to pick out 'reasonably' priced tile and ask her brother to help her with that project.  The walls need a fresh coat of paint. The tile counter-tops and floors simply need to be cleaned and the grout needs a make-over. Add a few new prints and a new window covering and it will look like a brand new kitchen!


By the end of the conversation she was feeling excited and happy about making a smart
choice - AND - excited about the changes to jazz up her kitchen on a tight budget.

Anna, even though your friend wasn't ready to put her house on the market, most people should be careful not to throw fat into the fire when they are already over-extended.

only if you really really love to do the work on your home is what I tell the seller, but also they will not get that value back,  only make the home more marketable

Anna... smart thinking and good that she asked for the advice.. Not everyone will look to a professional for their opinion as to what works best given the circumstances

Anna, one can go both ways...I know a couple who bought a house 3.2MM and the first thing they did was change the kitchen, so you never know what someones taste is.

Anna, you bring up an excellent point. Kitchen Improvements are not always a wise thing to do, better to consult a real estate professional.

Anna - It sounds like you gave this past client excellent advice.  It's amazing how much it can cost to fully remodel a kitchen.  I've been seeing so many people do things similar to what you recommended.  Usually, it's the cabinets that are most expensive, so if you can work w/ those, it will save a ton of money.

Updating and renovating to sell or refinance has to make sense. As much as one should keep up with the house if you plan on reselling, completely renovating may not be the best idea. Great that she had you to help her see the reality of it.

Mark a mini facelift isn't costly. She will be fine with doing only that. Less than 1k. 49K less than she was thinking.

Janis a lot of my clients have asked over the years about this stuff.  Could be because I bring it up when they move in - if you ever have questions about what is wise to upgrade - ask me!

Joan I was hoping she hadn't re-financed which then would have been a different story.

Ellen - take away one zero and this is the market for this home.  I wouldn't advise 50K in a new kitchen when she so far underwater to begin with.  She'd end up as a short sale or foreclosed on.

John - helping our clients through choices is what we all do. Seems normal course of operation and I'm glad she was open to other ideas.

David - she's been a long time client and has sent me many referrals as well.  Take care of them and they'll come back.  

Jeff -  don't you think most agents would answer her questions?  If not then I need to write another post because it seems normal to me.

Tom she had a tiny budget (not much cash) and she's going to do a mini re-do.  She'll be happy with new colors and a fresh new look.

Debbie she really didn't have much choice.  It would have been crazy to charge a new kitchen.  I'm looking forward to what it finally looks like in a month or so.

Wayne - you got it! Stop the digging!!

Tammy it's always a good idea to get an professional opinion BEFORE one takes on big remodeling projects - especially if they're underwater on their mortgage.  Yikes!

Scott - it has to make financial sense in this case. And it didn't. Mini remodel will make her happy.

Belinda - it doesn't take much to give a home a fresh new look.  A little paint and color......
