The pile of books on the table next to us was hard to miss from my vantage point. It wasn't because of the size of the piles - she easily had more than a dozen books stacked in various configurations - or the tangle they created around her laptop computer. It was because of the titles. 

Evocative Titles Sure Do Attract Attention 

I was in a meeting at Panini Cafe in Marina Del Rey with Bill Leider and Rochell Heininger. At the table next to us was a middle-aged women feverishly studying and writing. I found myself straining to read the the titles on her books. When you hear a couple of titles you'll understand why: Queer Theory/Sociology (Twentieth-Century Social Theory)Human Sexuality in a World of Diversity, and The Evolution of Desire: Strategies of Human Mating, were just three of the dozen or so books. 

I'm not the least bit shy, in fact I go out of my way to meet people, so as soon as there was a lull in our business conversation I turned to the woman and said, "I do believe that is the most provocative looking pile of books I've ever seen."

She smiled very wide and said, with a thick Spanish accent, "Well, Realty Blogging certainly looks very provocative as well." (It is now required reading for our staff and I had brought a copy for Rochell to read. It was the only book sitting on our table!) This woman, who turned out to be a UCLA professor from Spain, delivered the line with such perfection, all three of us laughed out loud. No, real estate is not very sexy. Or so I thought.

Then, something happened that happens to me a great deal. Fate reared it's beautiful head. There was a reason why I was meant to talk to her.

She followed up her humorous zinger with, "I just read a book by a Harvard Professor that you might find interesting." Apparently she had been listening to our conversation about how all of real estate revolves around relationships, even down to the consumer and "falling in love" with the house they buy. "The book is titled Sex and Real Estate," she said. "I can't remember the writer's name, but it is a very well written book that goes into the psychology behind why we love houses." hmm.

I, of course, was online and immediately went to Amazon.com to find the book. It is by Marjorie Garber, the Director of the Humanities Center at Harvard University. After reading the synopsis and looking over the table of contents. We bought two of the books. I need to tell you right now that I have not read this book yet, but I will read it the day it arrives. I know, without question, I am meant to read it and share it here.

If the first paragraph is any indication, it's going to be a fascinating read.
"What do college students talk about with their roommates? Sex. Twenty years later, what do they talk about with their friends and associates? Real estate. And with the same gleam in the eyes. Real estate today has become a form of yuppie pornography". I have no idea whether I will agree with her by the end of the book or not, but I'm intrigued. I spend a good deal of time in any presentation I give talking about the fact that the Internet does a poor job of conveying emotion today. I rant about how necessary it is to give the Internet viewer something to help them fall in love. Intuitively we all know this. I think this book will give me the sociological explanations to back up the intuition.

But that's not why I'm writing this post.

I'm writing this post to encourage you to engage those around you, especially interesting and friendly looking strangers. Invite them into conversation. Follow it wherever it leads. It may dead end, or it may lead you down a new path. It's not really about expanding your referral network, or finding your next listing. You might, but that's way too contrived for what I'm talking about. It's about authentically connecting with experiences and knowledge and energy that you may not find any other way. There's a whole world of unknown opportunity out there waiting to be discovered!

Laurie :: You and I both. I've read several "professional" reviews so far, only one of them by real estate professionals, so I'm not sure yet how much play this book has received. It was written in 2000. 

Linda :: Thank you. I had another amazing chance meeting during that same breakfast that turned into lunch meeting. It was doing what I call "don't filter the positive." I made a decision a while ago to not filter positive thoughts about someone if they pop into my head. I use filters on a great deal of negative things, but not the positive stuff. Not any more. I simply got tired of watching as we spew out expletives at someone who cuts us off in traffic, while at the same time having a hard time even giving a thank you nod to someone who courteously lets us into that same traffic!

Therefore, if “I love you” pops in my head, it’s coming out of my mouth. If a beautiful waitress comes to my table and “wow, you’re beautiful” pops in my head, it’s coming out of my mouth. It doesn’t matter if my wife is with me or not. I’m very comfortable doing it, because it’s real. I’m not faking it. The positive stuff comes out at strange times. Sometimes the impact on the person is profound. 

Diane :: I encourage you to try my "don't filter the positive" approach. You don't have to come all the way out of your shell. Some shells are very nice!

Jeff - Owning a great house is going to have the same draw as a young boy's fantasty about being a ROCK STAR to get all the girls. Many people DO buy to impress and to gain status, and even to get more sex because, well, what is a desirable lifestyle without sex? This is very Fraudian to me. I personally do not like the raw insinuation...I prefer romance and pleasure in relationship to a homes purposeful spaces which in itself is to imply a happier sex life, like a spa, a rose garden, a quite and private outdoor retreat. I think I am finally over the hill.

Everyone, however, is going to see what you are taking about because of the title...so where does this lead to? The ad will read something like "A must see to believe - sex will be great in the basement - chains come with the house? :0

Jeff great blog, having hitchiked across country east to west and west to east in the mid 70's I find people to be very inviting if you treat them kindly.  A warm smile will open the hearts to many and I always allow the person trying to merge in to go ahead of me. Because, always when I need to merge someone let's me in. I always hold open doors for people who are behind me and doors are always opened for me.

I love to meet and talk to peple I don't know. It always seems they know someone I know. It is really a small world. I am looking forward to your book review.

I found the book on Ebay shipped for about $7.00 today, it is on its way.  I figure even if I don't have time to read it, it will make a great conversation piece tossed on the table in my office.  However, I suspect this book will be well read.

Laurie :: That's the kind of coffee table book you can be proud of!

All :: The graphics are created in Adobe Illustrator. It is a vector based illustration program. I recreated the "rain" portion of the graphic by hand using small boxes. The font used for "active" is called Myriad Pro Semibold. So, once you've got everything sized. You can rarrange the little boxes and edit the words any way you like. Like this:

I've have an advantage, I founded what became the larges advertising production outsourcing company in the united states. I sold it 7 years ago, but I love graphics still. So, these little things, like TLW's sig, are a nice little creative release for me.

I can send the illustrator file to anyone who wants it, but I don't want to make a second career out of graphics creation... I did that one already!  : ) 

And... for anyone who is intersted, i did some visual research and if you'd like to come close there is a bitmapped font for recreating the "rain" look. It is called smirnoff and can be downloaded for mac or pc here. It's not perfect, but it's darn close.

I just read a book called The Pope's Children: Ireland's New Elite by David McWilliams, journalist and economist.  The book talks about Ireland's Property boom and relates it to sex and pornography.  He concludes that Real Estate is HOT. It is much more interesting than pornography at least for the Irish.  It is a great read.  It is probably very similar to Garber's book.

To all readers of Jeff's blogs: One thing you need to know is that SPONTANEOUS INTERACTION WITH STRANGERS IS JEFF'S DRUG OF CHOICE. And he is a hopeless junkie. He doesn't do it to show off. He does it because he is drawn to that energy like a moth to flame. I once stood by while he energized a crowd and staged a mass protest at an airport while we were waiting for a delayed flight late at night and all the food concessions except one were closed. It was hilarious to almost everyone - except airport security.

Hmmmm so THAT'S a Hi-Jack...I'm a bit to "horsey" for shenanigans but let's try a story about SEX and SELLING HOUSES:

I was a new agent.  House owned by gay men.  Clients I was showing it to were also gay men.  There were pulleys strung from the ceiling all over the place.  I still won't get it...but we had a blast of a time coming up with uses for the pulleys.

Thanks TLW for inviting me to the Hi-Jack.  I never need an excuse to visit Turner and his big blue eyes though...next time invite me to a Hi-Jack of someone I don't know.

JT...This has nothing to do with SEX and HOUSES, only the last paragrapgh of your blog. This reminds me of the time I was waiting for my son to get an X-ray, and in the waiting room was an 80 year old gentleman waiting for his wife~

In the 20 minutes we sat there together we chatted about how he came here from France, became a painter, and met his wife. He expressed sorrow at the change our country had taken since he had come here. It was no longer a "place where dreams come true", as it had been when he came here. It was especially touching when his wife came out long enough to give him her cross on her necklace for him to hold. In the end he was touched that someone was there for him to talk to. I felt blessed to have the opportunity to talk to him while my son was with me. He experienced first hand respect for elders, how a kind word makes one feel, and how he came to America with a dream...and it turned into several dreams come true for him. What a life lesson. One just has to open your heart (andears) to receive them.

Ok, THAT was long...maybe I should have just stopped at the word SEX:)

wow.... okay Jeff T...  I am way late to this party and it is a party. I didn't read any of the comments.....72 later, but I can see part of the comments are off subject with some creative words in yellow and blue....

But in any case.... great story and storyline. I agree..... I am always talking to people, at bars, the grocery store line, the bank, and just recently, my dry cleaners.....because there were 5 of us in line, which I never see more than 2 at a time, maybe 3...in there.  And I listen to conversations often also.... so, great point. Thanks for sharing....

Alll :: I just returned from a day trip to San Francisco. I take a yearly trip to my Mecca, MacWorld. (By the way, the iPhone is the most amazing thing I've seen in a long time.) Today is the longest time I've been away from email or a computer in I have no idea how long. I have NO WAY of responding to all of this! Except to say this... I hope I get the chance to run into each and every one of you some day in a cafe! I think we'd have a damn good time.

Hmmmm It is like a party...this hijacking thing...but I agree that a person might not want to be hijacked.  It could be quite confusing the the consumer reader.  And so far I don't see how members only posts are in fact excluded.  When I google and get an active rain site and click on a member...all posts show...including member only posts.  Not sure if that is because I'm automatically "logged in".  Will have to try it from a different computer.

I received the book today also, everybody in the office cracked up when I flashed the cover at them.  It was soooooo funny, they followed me around to find out what it was about.  I left my office for a few, when I came back one of the agents was sitting in there at my little table reading it.  I just cracked up laughing.  Dang I felt like the pied piper!

sex and real estate.. ok.. are the conversations like this??... well maybe not.

but DUDE.. today I was appraising this house, and it had like these two HUGE balconies on the front.. and they were like BAM!!   just sticking out at you..

when I went to measure the back of the house it was like KAPOW!!  A Ginourmous*, covered patio area with lots of chairs, table, umbrellas, potted trees, a pool, jacuzzi, and plants. I was like.. that's a lot of junk in the trunk!

*gigantic and enourmous. coined in the film Elf.

did I go too far? hope not. :)   <-innocent smilewho is this guy?

Nick... I'm quite frankly disturbed by your comments, dude. Ginormous has been around for a long time and was not coined in the film Elf. It's etymology dates from between 1948 and 1953. I'm shocked that you would say something like that. Talk about going too far!

I anxiously await your review AND my own copy of the book! My favorite part of this blog, however, is the very last paragraph. Engaging people is something, that as Americans, we do far too little of. Often I find myself trying to start a conversation with someone who seems to have never spoken to a "stranger" before. There is so much to learn and experience. Fabulous.
