Mr. and Mrs. Seller, you need to learn to say “no.”  When a buyer makes an offer on your home, and that offer includes some of the excluded items in your home,   the answer should be “no” to the thought of including them in the sale. 

We all know how exciting it is to receive an offer within the first few days on the market, and I realize that you want to keep the buyer happy, but we don’t know what lies ahead.  There is a home inspection hurdle to successfully clear.

Surprise, surprise, when you read and heard that the home inspector said your furnace has seen the final years of its life.  This was not an item you were considering replacing.  The buyer wants a credit for this replacement. 

Now aren’t you glad you didn’t include all of your excluded items such as your new refrigerator, washer and dryer?  You may be bartering with those items now rather than giving a credit.  It’s a good lesson to learn.  That little two letter word is not difficult to say, and it’s usually a good decision to say it when negotiating a buyer's offer!!

Margaret....yes, that's a good idea..... appliances such as refrigerator, washer and dryer are personal property that buyers usually want and we can't remove them before listing, so they are excluded....sometimes the seller wants to take them but often the seller is willing to use them to negotiate a better price .... I like to use them to negotiate home inspection issues....

When we sold my husband's grandmother's home the buyers wanted the window air conditioners and the refrigerator.  We said no and they wanted to know why.  It was pretty simple.  They were our tenant's items. :)

It's usually the excluded items that they zero in on. It's best to remove those items from the home altogether before showing the property.

I agree.  Many times sellers are afraid they won't be able to sell without giving away the farm.  Just learn to say NO!

I tell my sellers to say no to certain items.  I have never really seen it be a real deal killer.  Sometimes, we know what they want, and we can throw it in later as a bargaining chip if needed.
