Margaret....yes, that's a good idea..... appliances such as refrigerator, washer and dryer are personal property that buyers usually want and we can't remove them before listing, so they are excluded....sometimes the seller wants to take them but often the seller is willing to use them to negotiate a better price .... I like to use them to negotiate home inspection issues....
When we sold my husband's grandmother's home the buyers wanted the window air conditioners and the refrigerator. We said no and they wanted to know why. It was pretty simple. They were our tenant's items. :)
Hi Marge.... buyers will try to get as much as possible.... you've already learned to say "no"....
It's usually the excluded items that they zero in on. It's best to remove those items from the home altogether before showing the property.
Robert.....yes, that's the best policy, but some items can't be removed....
I agree. Many times sellers are afraid they won't be able to sell without giving away the farm. Just learn to say NO!
Kay..... isn't it a simple word to learn for sellers and their agents....
So right, better to have some leverage for bargaining later rather than giving the store away from the start

Barbara, There is a saying I love in these situations " just what part of NO is you do not understand". I do not have nerve enough to say it very often, but I sure do want to.
Tom.... I think you and I are total opposes.... I don't think twice about saying whatever is on my mind...and many times, I should bite my tongue.... I'm getting better at this.... I have a few scars now.
I tell my sellers to say no to certain items. I have never really seen it be a real deal killer. Sometimes, we know what they want, and we can throw it in later as a bargaining chip if needed.

As always, your information is spot on. I had a friend that used to buy and sell horses. Now that guy could negotiate, he never gave anything away right out of the gate.

Yup, missed you too. Deb & I have been swamped with business. My darned wife keeps selling homes in hours and that keeps me busy. The latest deal was sold with a coming soon sign for asking and we did both sides. Crazy busy down here. Wanna come help us, I can promise you a smoked brisket, beer and a swimming pool. I know we could benefit from your skills...
