Great advice! Buyers have trouble remembering all the houses after 5 homes. If you know the needs of the buyers very well, then it is easy to narrow down to 5 or less. That is our goal as well. If someone wants to see 12 homes or more, they probably do not have the focus yet (neighborhood, style, space...etc)
Good to see this featured as well! Also as a buyers agent you want to be as efficient with your time as possible. If you show 12 the first time, you might get another list the next day of another 12!
Couldn't agree more Doug. We tell our buyers to pick their top 4. We go see them, and if none of those are it, we go see their next 4. If those aren't it, we have a sit down and discuss what's wrong.

Doug: How many times have we heard people when faced with many multiple choices, "there's too much to pick from?" As it happens in other instances, it will happen with homes too. And I would expect that most professional agents will assess the capabilities of their clients prior to showing homes. Some can probably absorb more, some less. But how could anyone expect that they would remember the pros and cons of a dozen homes in one day? Totally agree with you, just not possible ... at least not well ...

Hi Doug, if I can barely remember all the homes we saw, how can the client? I keep notes on each, but like you say, they start to overlap each other.
Have your Buyers bring a camera with them or now a days most cell phones have video capabilities. Either of these will help with Buyer confusion of seeing too many homes at the end of the day. 5-6 properties in one outing is the magic number for me. Congrats on the feature!
Relocation buyers need to see as many as possible since they're only in town for a few days and are on a mission. If the market is hot we may pack them in too only because if we wait, they'll be gone. I show about 10 per outting.
Doug, For us 10 is the magic number before mushiness sets in. About 4 hours of showing typically. If they need to see more, we'll plan for Day 2.
Yeah, I once tried to limit the number of homes a client would see in a day. Turns out they would book with me in the morning hours and then want to get back in time for their next appointment with the second agent that was taking them out in the afternoon. So, good luck with that plan.
It is better to just agree set up the appointments in advance and cancel when they say they want to stop around house number 6 or 8 (in my limited experience).
Doug, this is a great post. I find that at about the 6 home mark, people get tired of seeing homes. they need to focus and narrow in on which homes they'll actually want to buy.
Doug - 12 would make me dazed, and I don't have to make the decision ; )
Seriously, 5 or 6 is usually a good number for someone to see in a day, unless, as you mentioned, they are relo, and then they don't have much choice.
i can handle twelve homes, it's my clients that cannot process all the information.
i keep it low, five tops.
I like to show 5 per day but, of course, it depends on the individual situation we're in. If a client is really pressed for time, then I can show more but it's extremely difficult to set up and no one remembers anything they saw until they take some really great notes.
Doug -- I think it really depends on the buyer --- some may need to see 12 or more before they make an offer and then buy the first home they saw. As far as House Hunters and the three homes only rule --- yeah, right in more cases than not -- that's reality televison and some nifty editing, it's not the reality of home buying for most! Just sayin'.

Doug, I agree that after a certain point, all of the properties start to blend in. I think 6 is a good number, but it depends upon my client's situation. Factoring in the timing of appointments is what can be difficult. Some clients breeze thru while others linger. I suggest they take photos, and if their phone has video capabilities, I tell them to video the places
Doug, very nice post! Most clients request to see "all of the ones I marked as favorites!!", and seem disappointed when I set up to see a max of 6-8. However, at the end of the tour, as the client is sweaty and exhausted, I gently remind them that they had wanted to see twice as many. I use the moment to gently remind them that I am a Pro and knew how many were enough. They're "you were right" solidifies me as the expert, and they gratefully head out another time again.
I was about to disagree with you based on your title but then I read the bit about relocation. I have shown 21 homes in one day for relocation clients and believe me all of us slept well, it's tiring, mentally exhausting and the homes merge into one. I agree, for local buyers 6 is enough. In a luxury home market where the homes are large, one of my areas, I limit them to 3 at a time. Thats an hour in each house.
Doug, I agree!! I have taken buyers to many homes when they are in for just a couple of days....but they do have a hard time remembering the details of the homes they have seen!
Excellent post, touring so many homes in one day is not productive especially if the weather is very hot and humid. Few homes a day and then review together is a better strategy when it comes to home search.
I agree, 5-6 in one day is plenty. I feel that if I have doen my job correctly and provided my clients the on-line tools to select which homes they like the most then we generally end up with a list of suitable homes that is managable.
