The market is shifting again, just as dramatically and quickly as the last time, and there are measures I take, for appraisers who have not realized times are a'changing. I take the lockbox off the house and make the appraiser come to me for entry. This way, I am standing in the driveway/front yard when they drive up to the house and can give him/her the comps I want him/her to see. Granted, not all listen to the comps. But since doing this, I've never had an appraiser come in with a ridiculously low number, on one of my home sales. Try it - it works!

It's not a matter of "Can we live without Appraisers", but we have to LIVE WITH THEM!  SO, Nancy, you are doing the right thing... build up a rapport with the appraiser.  THey are trying to perform difficult tasks in today's loan process, too.  We need to help them with the market conditions. 

I am seeing a reduction in appraisers, too.  When you have an FHA appraisal to be done, and no appraiser is on board to work that appraisal for 10 business days, they are busy and less of them.  Just a new twist in appraisals.

To answer you question - nope we can't live in the real estate business without them.  However, I love the method you use to get them to call you and to have that opportunity to throw in a word or give them comps.  Some won't take the comps but the words - they hear!!!!  Great post.

I could live without them ... our business ca not ... good idea ... I too meet the appraisers regardless of the side I am on ...

We are blessed with quality local appraisers. The only time I get nervous is when an appraiser gets assigned my listing from another market.
