Fort Wayne First Time Home Buyer's Guide - Step 6 - The Inspection.


Once we have an accepted offer, it's time to have the home inspected.  If you don't have an inspector that you personally know, we can provide you with a list of Fort Wayne home inspectors and share our experience with the inspectors we have worked with in the past. 


It is YOUR choice who you use.  


Once you choose an inspector you will give them a call and provide them with the following information:  That we are your Realtors®.  The property address.  The listing agent's office and phone number (he will call the office and set it up).  When the inspection needs to be completed by. 


The inspector expects to be paid at the inspection.  On an average sized home (1,200-2,500 square feet), it will cost around $275 - $325.  


Inspections normally take about an hour or so.  One of us will stop by the home towards the end of the inspection to get a summary from the inspector.  The inspector will then email us a copy of the inspection (usually within 24 hours), and then we will discuss what repairs we want to ask for, if there are any.


If the inspector finds some MAJOR items wrong with the home, we can walk.  Major includes anything that makes the home uninhabitable, such as large amounts of mold, major foundation issues, a bad roof, etc.  Each inspection is different, and sometimes Realtor®'s versions of "major items" is different.  We'll do our best to negotiate for you.  


If the inspection finds minor repairs needed, such as a small leak under the bathroom sink, or a window not quite closing properly, we can ask for the sellers to repair them, but they don't have to.  


Inspections can be tricky, but with our experience and knowledge, we will be able to help you through them.

A couple of home inspection tips:  


*  ASK QUESTIONS.  The inspectors we recommend the most are what we like to call "teaching" inspectors.  They give tips for home maintenance.  Ask away.  

*  Make sure they are thorough.  Make sure they get in the crawl space.  Make sure they get on the roof.  Make sure they get in the attic.

This is great information for your consumers, and it is IMPORTANT to have a home inspector who is willing to get dirty by going into those tight fitting crawl spaces.  Earlier this spring a home inspector found three gas line leaks under a house and it was scary to think about what might have happened had this inspector not caught it!  (The buyers had a smoker in the family!)

Wow Bruce!  That's pretty scary!  

We had an inspector removed from our list because he was overweight and couldn't (and wouldn't) get into crawlspaces and attics, and would NOT get on roofs.  He used binoculars instead.  

Not trying to be rude, but if you can't do the job, I'm not sending you business.

I work with a lot of investors who are pretty seasoned. And even with them I advise getting a home inspection. 2 sets of eyes is better than one.
