From showing to signed lease in 42 hours - that's the way I like it!
As a military spouse Realtor® who lives and works in between two major military installations - WRNMMC Bethesda and Fort George G. Meade - I have the pleasure of assisting many military families who are PCS'ing to the area.
When it comes to rentals, more often than not, things need to happen fast. Military families are either house-hunting from afar and sometimes rent sight unseen or need to have everything wrapped up while on house-hunting leave.
Having to hunt down agents to get some answers is not my favorite pastime but part of the job. Unfortunately, it happens all too often that my emails are not answered, my questions ignored and my calls are not returned. Whether it's because the other agent is too busy, or it's because the rental is "just" a rental, or he/she would rather rent it out him/herself .. I don't know. But it sure is aggravating.
Unfortunately, there is not much I can do about it other than moving on to the next property.
I like to get things done, fast and efficient, I don't believe in putting stuff off until tomorrow. It's very refreshing when I get to work with an agent who has the same work ethic .. as it just happened over the last couple of days.
My clients and I had been emailing back and forth for the past two weeks. Many of the rentals they were interested in went to application pending status quickly (which is the new normal), some I never heard back from ... but 1 stood out and was available.
We went to see it Thursday evening at 5 pm. By 8 pm I had all the instructions for the application but had also been told that another one had been received. My clients prepared their package that evening and included all the supporting docs I advised them to. If there are competing applicants, equally qualified, a well prepared package that does not raise any questions can make all the difference.
We met the next morning to review it and it was delivered to the listing agent's office by 9.30 am. 11 am I got the call that they had been approved, half an hour later, the lease was in my inbox. Before his office closed my clients dropped off the 1st month rent, security deposit and the lease. Before noon today, the signed lease was delivered back to me.
We went from showing to signed lease in less than 42 hours. Prompt attention to all emails, returned phone calls, no stalling, no ignoring .. fast and efficient. That's the way I like it!
